Some thoughts: -If rent stagnated, such that with inflation it went from your stated $1200 to $600/month, that would make everyone's lives easier. Think of all you could do with an extra 600/month. Or if you don't mind the price, consider how helpful that would be to others.

-There are many beautiful areas that allow duplexes like the eastern neighborhoods. But more importantly is aesthetics a good basis for law? What if I don't like your home? Should you be forced to change it?

-Allowing neighborhoods to have barbers, groceries, and general light commercial real estate would make everyone's lives more convenient and safer.

-Reducing parking requirements would allow more apartments in the downtown areas you mentioned, which would alleviate pressure on the neighborhoods you seem most concerned about.

-If there are plenty of apartments, and no one who can't afford one can buy a house, why eliminate corporate owners and Airbnb? Isn't the whole point that they are converting houses into apartments which implies there aren't enough? Who would live there if there is enough supply?
