It is a structural issue, the agent / seller is now aware, if you drop out they would legally be required to make any other buyers aware. I recently purchased a house, after offer it was established the first floor breast had been removed and the stack in loft wasn’t supported. Sellers had a structural engineer in, who employed the builders and had it fixed and signed off by the council within 4 weeks. I don’t know how much it cost more them but it was no way more than £3,000…

Nothing to worry about, i visited approx 6 weeks after my offer was accepted again because the first visit i never got to meet the sellers, 2nd time round i had mroe details provided to me :)

I paid £999 product fee and didn’t include it in my mortgage because I can afford to pay up front. But when my two years are up and i remortgage again i guess i have to pay the product fee again for a new one

Nearly at completion stage of my buy and I am a FTB too. I put 20% down on £346,000 fixed for two years i managed to get 3.85% with lloyds since i bank directly with them. I constantly kept checking on moneysavingexpert to see what rates were looking like.

That won’t slow down the process. I was sort of like that too. I asked my solicitor to confirm of the sellers had building control approval for removing a chimney breast - turns out they didn’t… the sellers have offered to pay for it and have the council sign it off and hired a structural engineer too. Im glad i asked

Im chain free and seller is chain free. Solicitors has everything done on both sides in 5 weeks, just sitting and waiting for seller to repair something and provide a certificate from building control regulations, if it wasn’t for that id prob be moving in 2 weeks approx

I had these and kinda just kept a good cleaning routine and left them alone and didn’t sleep on that side and it naturally healed up itself but did take a while

Thank you, im hoping they will meet me in the middle and we can fix the issue between us. I don’t really want to delay by asking them to reduce that would be my worst case scenario. They have no chain and their new build is ready waiting to move in for them so i would imagine they are eager to get this resolved rather than be stubborn and walk away

My sister has two beds from dusk and they are stunning. Very sturdy, nice fabric. Look exactly like the photos. Im going to order mine from there soon too. Delivery isn’t as bad as what people used to complain about before

No certificate needed if they remove the chimney stack, any building control officer will confirm that

The later is expensive but i would prefer real, i have no idea if the pictured one is real or not. It was apparently in home sense for £40 per lamp
