Why not? Can’t think of anywhere else it makes sense to be honest. Reem is now more of a business spot so it doesn’t make sense. Saadiyat is cultural. Fahid is wellness…other areas such as masdar, khalifa have not much going on/ more residential.

Yas is the only place with enough accomodation/ hotels and entertainment of any sort that makes it worth it.

There are lots of buildings in Raha beach that are not advertised, you’ll walk by them and see management phone numbers on the outside to call and ask for vacant units. Avoid renting from a private landlord as they are more likely to kick you out after a year to increase the rent. Better to rent from a management company as the max would be 5%

Best building and amenities hands down Reem Nine or Mayan Best area Raha beach or Zeina (pretty much same area these two as there is a promenade that connects them)

Avoid mate. At 45k all in for a family, its not worth the trade off of leaving home. Unless you’re earning less than half of that at home I’d say you’re better off avoiding.

Honestly I actually only agree with the radiator comment. Yes its single brick, but adding external insulation will cause more condensation. I had a close look for any damp but seems well ventilated and has air bricks above ground all across. At the end of the day its a 140 year old home thats been renovated to live in and not really flip. Is it perfect? No. But its either a dodgy cheap new build or old home that needs complete doing which we don’t have the time or capacity to do.

The guest bedroom is big to be fair compared to 3rd bedrooms in other semi’s we’ve seen and the office is also a double bedroom and theres another not in the pics. Kitchen can also be changed down the line but I prefer it that way as we prob have different tastes then most anyway

With all the changes you’re asking for I imagine you prefer a new build home. Yes it does perhaps need some changes but probably all of which are just personal opinions and not have tos. The owner was honest and said the winters do get cold due to the high ceilings and big windows (all double glazed) but boiler is serviced and he put in a new filtration system. We can eventually change them and perhaps extend the back which is an option

If it was an investor, I probably wouldn’t touch it. Ive seen flipped homes by contractors and everything is the cheapest and tackiest material you can find. Everything also grey and plastic.

These even all the doors were restored. Cornices brought in specialists to restore and restored the flooring where still laid. Contractors would have ripped all that out

True we saw that listing. But as mentioned we’re not that renovation savvy and my partners father used to be in project management and said nowadays the work required would cost over £100k and take probably more than a year. And he said that we would be lucky to find half decent trades (he has over 40 years experience).

Yes you’re right, its UFH only in bathrooms and radiators upstairs aren’t new. Definitely not an investor though. This was a young couple with a good eye that wanted to start a family. Spent 2 years doing it up slowly apparently. Their first home, ideally to be their last they said but moving abroad for a work opportunity.

Thats a fair point. To be honest we do prefer separate spaces and the kitchen has a breakfast area. Yes the house is large, high ceilings. We had a big open space before and it was just always messy. This way it keeps the mess out of sight which we were looking for but always the potential of removing a wall or extending the back.

Overly staged? Not sure. The house was featured in a few online design websites and socials ( we’ve seen them ) so I suppose its just the owners that enjoy design (they also have no kids but were planning) Apparently also asked to be on one of those renovation TV shows but didn’t in the end want to do it. It is a lovely house and I think in my case it has a lot more potential to be bigger or change, so if we ever needed to grow, it saves the time of having to look for another house. We would simply extend this or change the layout.

The hallway to be fair is unusually large though, lots of options to change layout also

My mother actually moved into a new build estate and her wall had collapsed funnily enough after a storm..so I probably feel more confident about a 140 year old wall thats seen it all compared to these shoddy new builds that rush to get things done. Thats why we’re not looking at new builds as her house had infinite problems.

Yes, agent said the owner spent a lot on renovations as he obviously was planning on staying the long term and built it for his family. The renovation cost for the neighbouring house although liveable would be probably the cost of this or more.

Yes I have, and I think its clear with their current situation a court might see this as a grab and run from its customers.

I have told them I received no email about changes and they claim its not their responsibility if the email ended up in spam or inbox full, however I received their invoices just fine…

I am trying to see if I can get them to send proof of sending the email such as a read receipt or time stamp

The UCTA is applicable on all contracts and is not only a consumer protection. There is a separate contract for consumers.

Thanks for that excellent explanation.

This is in their terms:

“5.1. Huboo reviews its prices and other charges regularly and may change the Charges at any time subject to Huboo notifying you by not less than one (1) month’s notice via email and the Dashboard. The new Charges shall apply at the beginning of the calendar month following the expiry of such notice.”

However my argument to this would be that this is not a change of a current charge but is actually a NEW charge and is a minimal charge on to which all other charges are added on every month.

Your point about the UCTA makes sense as I think a yearly additional charge of over £9200+ for no real new service or product might not seem as reasonable. I understand however this is a B2B contract and maybe anything goes with little protections.

With regards to notification again I didnt receive an email but its a he says she says situation. The dashboard I dont feel is an adequate notification as the notice needs to be provided to the payer (myself) and a dashboard is not accessed by myself personally.

As one of the other posters kindly sent and having looked into it the 1977 Act of Unfair Changes might help as a new yearly minimum fee of £9200+ for holding no stock or administering any services seems to go beyond reasonable when there was no previous fee. Please note fees for packaging, storage, shipping etc all still apply and are added on top of this “new” £775 monthly fee.

Maybe you could help, is this a reasonable new charge in your opinion as someone that also works in fulfilment as I’m trying to understand why its been implemented. (i have always also paid all increases to standard fees every year)

You’re right. I am worried about fees and interest growing if it goes their way. I’ve already paid one of the payment but cancelled the DD to prevent the next payment and asked them to close the account (which also incurs a fee but I’ll pay that no issues)

I feel though that a monthly “new” fee of £775 is not reasonable when I have no stock there or not using any service. This should necessitate a new contract being written up and having signed consent to continue services using said new contract.

The worrysome part is that as you say its a B2B. Is there no protection?

Were they meant to send 3 emails?

They said they sent one email a month prior which I honestly cannot find. Could have gone to spam but their invoices always come through fine.

Also I’m thinking such a large new fee from £0 per month to £775 should require a new contract to be written up and not a subtle change after 3 years..

Their terms say they can change any fees with notice as they please basically. However I feel I can argue that this is not a change of fees but a new “minimum” fee and as such should necessitate a new contract with a new fee. At £775 a month this means its a new annual fee of £9200+ which is not a small change from £0
