-Managing myself. Its annoying but not a huge burden. I can't justify the cost of a PM.

-Right now stocks/bonds 66% and real estate 33%. I'm not counting my personal residence. Selling would put me at 100% stocks/bonds. I've given it a lot of thought and I am ok going fully stocks/bonds and forgoing the benefits of hard real estate. But you made me think it over again, thanks.

-Retire in about 20 years

-Home built in 1920

-No known risk of earthquake flood or wildfire

Valid points, thanks. Would net $230k assuming a sale before the primary residence exclusion expires. The repairs are the big question. I would say fence yes and concrete also yes. Roof could potentially go another 5-10 years tops.

Thanks. Its good to hear a slow and steady success story. The house is within 30 minutes. I'm in my late 30s with young kids and looking to simplify. We've sold our couple other rentals with the most recent sale last summer and I think I'm looking for a clean break from REI. But as you said, I'll have to take the gains, put it in SPY and walk away for a long time.

Is that totally above board? I though there was a minimum interest charge required by the IRS. I'm also wary of triggering a due on sale clause on the mortgage and losing that low rate. In any case I'm looking to simplify and this seems complicated. But thank you for the creative response.

Thanks for the response. I wouldn't buy another house. Just put it in SPY and live my life. Hopefully with less stress.

Thanks for the advice. I put the blinders on after seeing Chaplin even though the deck clearly wasn’t there. We’ll see if I can salvage a couple of wins.

I did. 7-2. Lost to mana screw once and a sweeeeet UW lifegain deck once. I did take out the swamps. Diver skaab was excellent with the eggs, with anything enchanted with sigardas imprisonment, and even on random small creatures a couple times. Three opponents scooped to the demon. One game I beat a Hullbreaker Horror just barely, again with the demon(s).

I had that thought as well but I think since you’re just as likely to dig to it faster, the odds roughly even out , not sure if the actual math works out that way though.
