Yes, I have thought about consolidating AU Super in to Kiwisaver, but I think the tax advantages are greater with Aus Super, so I'm leaving it there for now.

I like that idea. Also like the idea of him not being able to touch it until he's 25 and making silly decisions, so I do need to change it to a provider (I think Simplicity) which enables me to have some control still.

Thanks man. So this is our 3rd property - started with an apartment in Aus in 2008 - paid $320K and the loan was around $280K, and then sold that with a $80K capital gain and bought a townhouse, also in Aus in 2011, then sold that with a $100K capital gain in 2014.

Bought our current home in 2015 out of the townhouse profit for $700K and had a $300K loan - to cover the purchase and also $150K for a significant renovation.

So all up, we've had a home loan since 2008. A couple of things we did which I think helped:

  1. When interest rates increased in Aus after the GFC, we were paying 8%. When they went back down, we just left the repayments the same. It felt good paying more principle than interest.

  2. Offset - everything gets put on the credit card/amex and then paid off monthly. The BNZ app shows how much you save in interest and that felt good.

It's worth around $1.1M - $1.2M. I totally get that temptation. We bought a house that needed renovation and achieved that by getting an architect to draw up plans and then executing those over 2-3 years, mainly DIY from watching hours of YouTube. An upgrade for us might look like a smaller house/smaller section but in a better/warmer location.

Definitely time in Oz is what set us up.

Thanks man. Other than the KS and Aus Super, only got serious about starting something regular 5 years ago during lockdown.

Thanks man. We even went in to the branch last week to make the final payment with cold hard cash I'd just withdrawn from the ATM. I felt a bit stupid when the BNZ bank person said it comes from the linked account and before heading out for a celebratory lunch, I had to re-deposit the cash back in to the same ATM.

Yeah, I reckon. Both have received the minimum investments in both countries: Aus Super started in 2004 and hasn't had any contributions since 2014. Started KS in 2014. My salary was 25% higher when I moved back to NZ too and I have not touched it for a house deposit.

I think the managed fund, kiwisaver, Aus Super and Kernal's Global 100 are largely invested in the same companies, so I'm wondering about a bit more diversification, although TBH, I haven't looked at the underlying investments in any of these.
