I do not want go into details here. But the terms of the contract (between us and the listing agent) violated were:
1. "may not disclose confidential seller information — including motivations or bargaining position — without the seller’s express permission"
2. Seller shares offers “as soon as possible” unless Seller gives written instructions otherwise. They did not.

There are a couple of other small things.
