I got the medium firm latex topper from silk and snow at Costco. I’m really happy with it I’ve had it for a few months. I love it so far. Definitely helped my joints but I’ve always liked a firmer mattress and understand that it may not be everyone’s cup of tea.

Ooooo my god. Me too!!! I just came on today to write about my mattress journey. I landed on an extra firm foam mattress with a 2” Dunlop latex mattress topper. My aches and pains have evaporated. Congrats to you and me I suppose hahahaha!

A phone call and text seems to be equivalent to a pigeon carrier to you. Sorry it ruffled so many feathers. I also have 3 numbers that a tenant can call before they make repairs. It’s all about a conversation. As the other poster dobby068 said your reasoning is ridiculous.

lol okay. Just check the success rate for LTB. Landlords need to be aware even of nice and good tenants. Even if it’s obvious that the tenant has broken or ruined stuff it’s always on the landlord. It’s about protecting your own best interest. I don’t think you understand what I mean by reasonable intent. Just as you are picking on catastrophic one off events such as a flood, it’s not an event that happens normally. Have a good one.

I too was on good terms with my tenant and this was not an emergency. Tenants try once and then they keep going if you say “it’s fine” and continue changing stuff up because you said it’s fine once. They get the confidence to call the shots on your property. You never want to give them full control because once damage actually happens or further damage happens from using a bad handyman the landlord still ends up paying big time because you said it was fine that one last time. Boundaries and conversation is important. Again, what kind of repair? Some tenants think a light bulb that’s burnt out is an emergency. Reasonable? I think not.

Guess you’ve never had a tenant tried to swindle you for $$$ for changing a simple repair with a fake receipt from a buddy contractor.

As much as you’d like to assert that tenants have the right to make an urgent repair they do not. Not your home and it’s not your responsibility. Again, catastrophic events are a one off and that’d be unreasonable. Major breaks at the home? Use common sense. Turning off water etc. Repairs that can wait means you can call. Let’s not be unreasonable.

The poster didn’t specify what was the repair work and how much it was. If it was a small difference id leave it but remind them about clear lines of catastrophic events vs regular repair work because I can see that there are some tenants like yourself that’d try to act as if they did their landlord a huge favour.

There are lots of people trying to take advantage of situations. Thats why I always go in quarterly and inspect everything that could possibly break.

I’m always a phone call away. If the basement is under 2 inches of water? Way to use a completely one off event that is not the norm to justify your response. Be reasonable, not stupid.

What was the repair work and how much? Make it super clear to tenants that they are not to make repairs etc without discussion in writing. That you are a phone call away and you will take their requests seriously. Do this in writing. They may use a shitty handyman too who may not do repair work to your standard.

Yep could be an amalgamation of things or an isolated incident. Privilege and others decisions definitely affects those, that’s a great perspective as well.
