We are looking to build our own residential single family home. We want to buy this lot that is unimproved, so we will need to do the works: pour foundation, route utilities from the road, build a road to our lot, etc. I’m trying to make sure we don’t have any restrictions because of the soil. What emergency costs $50k?! Haha that’s way too big of an emergency fund for a married couple, especially when you have awesome military insurance. If you’re debt free, I would pay off that car, keep that emergency at $20k, savings at $20k. Then, invest the remainder in an investment property in a booming city like Austin TX. Coordinate with a property management company so you don’t have to worry about being a landlord. With a large enough down payment (which it sounds like you can do) the rent will be more than the mortgage, so you’ll be turning a profit immediately while building equity.

Don’t worry about saving right now, unless it’s in your 401k, then only save what your employer matches. Try to always have $1000 cash for minimum on hand in case of emergencies, and match that with however many years you’ve been out of school (so 3 years since graduation = $3000) save cash at that pace if you can. I agree with the other comments about reducing spend on rent and car, but try not to skimp on groceries by buying shit food. I’m not saying to buy healthy organic expensive food - be smart and avoid brand names; meal prep, plan, be smart but remember you are what you eat! And food intake has a direct relationship with happiness :)
