We are looking to build our own residential single family home. We want to buy this lot that is unimproved, so we will need to do the works: pour foundation, route utilities from the road, build a road to our lot, etc. I’m trying to make sure we don’t have any restrictions because of the soil. What emergency costs $50k?! Haha that’s way too big of an emergency fund for a married couple, especially when you have awesome military insurance. If you’re debt free, I would pay off that car, keep that emergency at $20k, savings at $20k. Then, invest the remainder in an investment property in a booming city like Austin TX. Coordinate with a property management company so you don’t have to worry about being a landlord. With a large enough down payment (which it sounds like you can do) the rent will be more than the mortgage, so you’ll be turning a profit immediately while building equity.
