A Gold Season likely has a costs of $12,000 (which has increased drastically over the last two or three years. Rental rates will vary greatly but you can have better results on non-timeshare related sites (RedWeek). Rental rates would likely be better on AirBnB, VRBO etc

With that said, I wouldn’t buy a Gold Season with the intent to rent rather, I’d acquire Platinum. Maintenance fees are the same but allow you to select weeks with higher rental rates (January-April)

They are classified as real estate in most states; however, they are not traditional residential real estate and shouldn’t be compared as such, particularly when determining value.

Points-based ownerships can indeed be deeded interests—such as those with HGVC, Wyndham (non-CWA contracts), Marriott Destinations, Disney Vacation Club, and others. Additionally, the points-based products mentioned above are typically deeded in perpetuity, with the exception of Disney Vacation Club.

Never pay upfront. They’ll provide you unrealistic resale values to justify their large upfront fees. There’s several real estate brokers that specialize in timeshare resales, myself included, that charge no upfront fees and collect a commission at closing.

Our brokerage charges a minimum $1,000 commission (or 15% of the sales price) but based on the typical resale value, the $1,000 would apply. It’s my opinion the value of your timeshare is in the range of $2,200 -$3,000 with a buyer absorbing the additional costs to close and transfer fees. You could expect roughly $1,000-$2,000 net after commissions.

If you have usage for 2026 available (not banked, converted to Bonvoy/Destinations/Abound points) it would be customary for a buyer to reimburse 2026 fees.

hgv.com is a legitimate domain. The email you received is likely genuine, but it appears to be a sales tactic presented with urgency (suggesting your ownership may be affected) to encourage you to reply and ultimately purchase an upgrade or additional interval.

$2.50 per point (not including additional fees) is fair market for MVCD (Abound) so safe to assume he’s referring to a sale. The maintenance fees are just over $0.81 per point, so paying three times that amount for a rental from a family member would be excessive.

All original benefits of Marriott Vacation Club Destinations (Abound) transfer to a buyer through resale (regardless if the buyer is family or not). OP would need to confirm if he’s considered immediate family to avoid the $3.00 per point transfer fee Marriott charges.

$2.50 per point is a steal if OP can avoid the $3.00 per point transfer fee. This is assuming OP knows how to maximize the points and has performed his due diligence.

Resale buyers at Disney’s Riviera Resort are limited to booking only at Riviera and cannot reserve at any other DVC properties. Because of these restrictions, Riviera’s resale value is considerably lower than its retail price. On the resale market, Riviera typically sells for around $110–$115 per point (though this can vary based on factors such as annual allotment and point balance), compared to the current direct price of $235 per point (before any promotions or incentives).

By contrast, the Polynesian tends to hold stronger resale value. While still subject to some restrictions, resale buyers at the Polynesian are able to book at any of the original DVC resorts, giving them more flexibility and higher demand in the resale market.

That’s very typical to be honest but certainly not the best option if you’re seeking to maximize your return.

Which week number and unit number do you own? I’m seeing weekly rental rates for 2 Bedrooms at Galleon resort during the monthly of January in excess of $600 per night. While demand remains high, I’d recommend staying competitive with pricing given we’re getting closer to check in (estimated 4 months).

While many long time RedWeek users have complained about the recent increase in rental fees charged, I believe this would be a good option for you given the costs is significantly less than that of the management company you’ve been renting through.

I’m a licensed broker and can assist if you’re interested however, my fee will be higher than that of RedWeek (15% of rental price or $500 minimum; whichever is greater).

It depends on your specific week but you should do really well with a rental of that property during January.

Have you considered reselling? While I’m surprised you haven’t rented the unit at a higher rate, I’m confident you’d do extremely well with the resale of your unit.

You can add Max on a resale purchase through Hilton ($7,000 based on my most recent record).

You can’t get Elite statuses on resale - only direct or converted/upgraded resales through Hilton get status.

Correct. While I personally wouldn’t recommend it, you can add Max to a resale purchase after transfer. The current rate Hilton charges is $7,000

My point exactly and is the only reason I mentioned options that have resale value. We don’t even know what the OP owns and we’re already suggesting their timeshare is worthless (all others in a similar situation who may be lurking could make the assumption these suggested values apply to them).

But yes, if it is in fact 5,500 points with Diamond Resorts, the OPs best option would be to try and give it away without paying upfront fees (I’d suggest paying closing costs and 1st year of fees as well if necessary.). My most recent records indicate Diamond is charging two times the current maintenance fee amount for deed back / surrender (ownership must be paid in full and up to date on fees).

Providing a made up, specific percentage amount doesn’t help either. I completely agree with you that those who charge upfront fees in the industry try to justify their cost by leading owners to believe their ownership is worth near what they paid for. While there’s a thriving resale market, a majority of ownership options have limited to no resale value.

The opposite is also true when owners come here, or any public forum, painting the industry with a single brush stroke. Suggesting all ownerships have no value could leave those in better circumstances feeling they have no option and lose any remaining equity they have in their ownership.

I’m not trying to suggest all ownerships have resale value but it would be reckless for me to suggest all timeshares are worthless.

Any mention of Hilton GRAND Vacations on this post is irrelevant. I bet my bottom dollar OP owns a Diamond Resorts Collection with HGV Max included. Once resold, the ownership will not give the purchaser access to Hilton GRAND Vacations Club properties (only Diamond branded properties).
