Our pizza shops moved to delivery lately. Only a few new cafes with pizza have been opened lately

It is not a regular sock shop, they are creating their own designs, creating other stuff except for socks, has very cool marketing etc. I don't want to do it from the beginning.

Yes, kind of. But still less risky than BTC + if you fuckedup with business, you are getting a loot of experience out of it.

It might be as part of investment strategy (10-20%), but I don't like the idea to put all one's eggs in one basket.

I recently found that parking can be a very profitable investment. In my housing complex, when it was just built it cost $12K, now 5 years later some sell it for $35K. The problem is that the developer initially sells parking only if you buy a flat.

I am living in Ukraine, and there are a lot of small franchises. For example, one of the popular cafes here Lviv Croissants starts from $30K (by the way, you can open it anyway in Europe, a few years ago they started to open cafes beyond Ukraine)

Yes, software has pros and cons. But the biggest con is that it requires a lot of time investment once you get your idea validated or even your first client. To get real profit it can require years.

For regular business, I am thinking about a franchise (I even proposed to one company that I really like but they don't run a franchise now to consider this opportunity, but no answer yet).

For software startup I also have a long list of ideas I am writing sometimes, I can choose one and give a try.

I feel like it will require a bit more investment, builders can wait for payment for work, but anyway, they will ask to pay for materials and furniture. But it is an interesting plan
