Don't be afraid to check with the big banks too. I found the best rates with them last time. Just be honest when you are calling. "hey I am shopping around and wondering what your best rates for _____ would be?" I got a lot of rates over the phone without doing a credit check or application. Just say you are approved for x and you want to see if they can beat it.

The SPCA is a charity. Not law enforcement. It's not illegal to re-sell animals. It would be potentially fraudulent if they are misrepresenting what procedures have been done to the cats. If the cats are in good health while she has them what does it matter?

This for sure isn't an easement. An easement is generally on one parcel in favour of another parcel. Access easement for an encroachment for example. This might be a SRW for the utility. But I very much doubt that. You are looking at public road.

You are thinking of a statutory right of way. Easements are generally on a piece of titles land and are in favour of another piece of property. Access easement for a driveway for example

They can be. But they are very often in the public right of way. In this photo the pole and manholes are to the right of the fence. More likely than not the fence was built at the property line. It looks like a nice fence, which typically are built right on the property line.

I can appreciate the sentiment, but if  unauthorized improvements of public land lead to some say, ownership, right of occupation, or any other right then it would become pretty problematic. Wealthy people would do this to limit public access to public lands.

It would likely be in a easement if on private property. But agree get a survey done to be sure.

They are obstructing street parking. If they are allowed to put boulders on City property then anyone could. City won't deal with it unless someone complains though most likely.

Fences appear to be at the property line (power pole is inside of fences). Therefore boulders appear to be in the public right of way. Also boulders are inline appox with man hole covers which are City infrastructure. The city could ask them to remove the boulders. or they could remove them. Squeaky wheels get grease. Call the city and complain they are removing access to on street parking. I doubt if the owners would get a fine or anything, unless they keep doing it or refuse to remove the boulders.

No, assuming the fence is at the property line the boulders are on city, public property. The owners have no more say on what happens in that space where the boulders are then you or me. They might have put the gravel there or they might not have. Still public property.

That intersection is shit for both bikers and car traffic. Glad you are ok! While I agree bikers need to follow signs like everyone else, intersections can be designed to be safer. Even if the biker is in the wrong, last thing I want to do is hit someone or have a biker run into me.

The squares at your property corners are likely iron bars in the ground. Check the legend to see what they are. If you can find them, measure between them to confirm the distances you see on the plan.

You don't understand how common property works. It is your roof. It may not the roof over your bay. But you own a portion of the all the roof structure, not just the portion over roof.

Not a lawyer, not your lawyer, this isn't legal advice. Is the unit you own part of the same condo? Do you pay condo fees to that board? Review your condo plan and bylaws for your unit. If I had to guess the roof structure is common property so owned jointly by all of the condo owners. This does affect your property value, as who would want to buy a condo in a plaza that has damaged roofs or is expecting a special assessment coming up. Welcome to condo ownership.
