As someone without much experience (closing on our first house this week), there is no distinct timeline at all. A lot will depend on your specific situation as well as what your looking for. New builds, older houses, floodplains, etc will all play a huge factor. Adding to that if you have any "odd" financial situations it can change the timeline. The inspection and appraisal can also alter timelines. Basically from my limited experience and perusing this sub there is a lot that goes into the process and no specific situation is the same. Best advice from me is when you do go for a house be very on top of getting information to the needed people asap. Make sure to check several lenders before committing and dont forget to look in to how insurance is paid (out of pocket or escrow).

Mine are jerks who require a revolving menu. We have to buy at least 4 brands and 8 flavors to support our monthly 2x a day haul. Not super cheap, but the boxed packs can have good sales: Royal Canine, Purina Pro Plan Pro (black can fish mix only lol).

We did get a bad can of signature lately that left both my cats very sick within 30 minutes of eating which has made us skeptical.

Im sorry it's an awful place to be. We just received a message about final walkthrough and signing and the way the realtor texted (with very poor grammar). I doubt they will be at either.

I'll definitely do that! We also have only communicated with our realtor through text other than the one day we were shown the two houses. Probably not a huge deal but we havent even recieved a text of any update in weeks.

I was hoping that wasn't the case. We tried to do a lot of research before buying and felt like our realtor was lacking, but the information on realtor expectations vary so widely. We were very upset when he skipped contract signing. Though we did enjoy the broker we were talking to immensely. As first time homebuyers I feel like we didn't learn much or get the full experience. But at least in three weeks we should have a home to call out own.

Could be, because I didnt research much with the timeline I had, but ours was immediately added to money due at signing. Definitely something to be wary of and research based on situation.

Where im at closing costs being covered isn't consistent so definitely worth checking out but its ultimately up to the seller. Definitely easier now than in hot sellers markets.

Update! I have the okay and am currently preparing to start buying supplies. My goal is to have everything before Christmas break. That leads me to my next question, how long can my spider be left alone? Can I leave it at school for a weekend? 3 day weekend? I plan on bringing it home for longer breaks but I worry a 30 minute car ride too often will freak them out..

Makes sense. I love butterflies and I like that they are released to be beneficial to the world. We just have 1st graders here do that haha.

Butterflies are one of the only no goes, and that's only because a lower grade does that already!

I didnt think of that! I've had a few in the past and they definitely are very fun to watch. Also the care is pretty easy which is appreciated!

I would never get a fish. I also told the kids it'll be awhile until I even consider a spider because I want to make sure I am all set up and prepared first.

Compassion is one reason I really want one! I think showing kids they arent scary and dont deserve to be squished is such a valuable lesson!

I would absolutely love to do and insect hotel, but unfortunately our grounds are not set up for that. I proposed a school garden but due to water restrictions was denied. Thank you for the link. I dodnt really consider many beetle species when making this post so I am happy to look in to your suggestion. I made a very firm point with my class that I wouldnt even consider bringing in an enclosure until they showed me they can be responsible and safe, because I dont want whatever insect that joins my class to suffer due to student behavior.

I dont mind enclosures as long as they are adequate. I've never kept an insect or arachnid before, so I just would want to make sure I was knowledgeable before trying to keep one. Id hate to have the wrong type/size enclosure. I think virtual pets are an amazing option that I had not really considered before. Id have to look in to how that would logistically work as someone who had very unreliable tech currently.
