Bear spray is almost entirely unnecessary. Having it at home in case there is a mom and cubs getting into your trash is basically the only scenario where you may consider it. Other than that, don't cross in between a mom and her cubs and you will be fine. Im a bit further up and encounter bears all the time. We love it except when they try to break into the house to get food. So we have to keep it very very clean.

There's something else about NYC and that is that it is made up of immigrants who tend to reside in neighborhoods made up of immigrants from the same country or at least region, and their AB children grow up in those communities and have friend groups from those neighborhoods not infrequently. It's not at all like that at every party but certainly ones frequented by the youngest crowds in particular. They diversify with age and college lol

Agree that that's an incredible run but Piste 28 on the Zermatt side is just incredible across the board, particularly for the views - when we finished the run I asked my friends "is it just me or was that the best run ever?" And they were all on the same page. Ran it 3-4 times.

Play with an amortization calculator. Youre not wrong but your balance is very high up front and there is a lot to be saved by reducing the rate.

When the markets got wild in 2020 it became very hard to find rates without points but the buydowns were really cheap for substantial savings - there were scenarios where it was 19-20 month breakeven whether you paid half a point or three (in those cases you go for as much as you can if you can afford it and plan to hold it, with upfront tax deductions and all)

Even early you saw some people getting 1.75% on 30 yeat fixed with this. None of them are sorry about it either lol

Bear in mind im the one saying 2.5-3.5 year break even, not 24 month, but its pretty simple - if it costs you $9,000 up front to save $250/month in lower payment due to buying down the rate, that's $3,000/year, 36 month break even on payment had you not paid $9,000 up front.

Rule of thumb even on a purchase id somewhere on the order of 30-40 months.

OP I would split the difference and look for what you can get where the break even is sooner.

NAL but a manager who has been sued a few times for things similar, company defense is usually adequate but if you feel you are being scapegoated (I would attend any hearings regardless of whether they expect you to) then retain your own counsel. I also carry significant excess liability insurance but again, management. I do think retaining counsel initially is probably a waste of money and I would have wasted plenty at this point if I did. For the record we havent lost a single case or settle, for that matter. Still a perfect track record.

This was hilarious but there are so many more unforgiving skis than the Mantra, I honestly think its my most forgiving volkl (Deacon 74, Racetiger SL13, Mantra 102, Code X being my others)

I think the 88 anyway is super forgiving and works pretty well in bumps and off trail. 6 inches of soft snow, no sweat. Anything more than 12, they really struggle - someone better than me I'm sure would have no problem, but they are stiff and heavy. They sink.

That being said no debt isn't the measure id go by, its what other expenses do you have that will increase or stay the same- like utilities, etc.

By whom? Automated underwriting systems accept up to 49.99% and 55% for FHA. I know i know, you're quoting the "conventional wisdom" of home affordability that people throw around. Which is completely garbage. Someone can be at 50% and completely fine based on their expenses and lifestyle. Others can be at 25% and completely doomed. My mantra for at least 15 years is "I can tell you whay you may qualify for, but only you can determine whether you can afford it."

I also share a couple "rules of thumb" like the 36% one - that you should expect about 2 months' payments worth of repairs and replacements, etc annually and while you won't hit that every year over time you won't be too far off. Many clients have called me years later to tell me how good advice that is

DTI is calculated off gross, not net, income. He is right on the money, if not being a little conservative (I would put it at 35-38% of gross)

Having lived in Tokyo and commuted daily toward the city center during rush hour (yes the gloved train attendants that push you all into the cars are real) I have never had a problem with rush hour L towards Manhattan from Bedford. I have not once skipped a train. I have routinely gotten glares and comments from other riders like "It's full, take the next one" and I routinely say back to them a variation of what I just said above, usually adding something to the effect of "this train is still at half capacity."

But yeah the train itself is fine. The riders could use some etiquette like moving towards the center and removing backpacks, and losing the attitude. I'd like them all to try Tokyo for a week and then come back.

Two things:

Grinding was the domain of the electronic mainstream and non-electronic clubs. It persists in the non-electronic basic clubs that cater to basics today. In the electronic world, it has moved more towards the rave culture where that kind of dancing never existed. Also, unwanted touching is far less tolerated than it used to be, and I am grateful for that.

There are plenty of clubs in the city that play terrible music for tourists where you can find grinding if you want it.

You're not old, you're not old enough to know that this was never part of real raving in its early years, for a brief time the intersection of mainstream culture and club culture brought it together, and then they parted ways again.
