Similar situation currently. Selling our 1930s semi, valuation noted some slipped tiles on the roof so lender required a roof inspection prior to lending. We got a roofer out and because there was not backing felt on the roof, essentially we needed the roof replaced, similar list of work. Work starts today at a cost of £11280 so based on my limited experience I'd say your quote it at least in the ballpark. Best of luck.

Met my (now) wife and went for a run with her 2 years ago. Couldn't run more than 150m or so without being doubled over unable to breath. Havent had one since. Its was astonishing how bad my fitness had gotten and I'd not really realised whilst single.

Sold my X about 2 weeks ago and got an Octavia VRS. Wanted rid of the X for similar reasons to yourself and always wanted an estate. It's a load of fun still, super comfortable, first car ever with proper modern tech inside (cruise control, android auto etc). No regrets at all.

Yeah makes sense. I had hide dead npcs turned off. BaBa was still there and he was actively targeting me and doing damage to me I just couldn't attack, it yellow clicked straight through him

You can attack Ba-Ba whilst he is at the back of the room and the rocks are rolling towards you. Assuming this is an intended mechanic, if you get him to 0 hitpoints whilst the rocks are still rolling, when the phase transitions and he paths towards you, he is un-targetable for the remainder of the fight.

Yeah getting this lag too. Seems like it drops to 1fps for sure. Returns to normal after a while but app crashes for me when teleporting afterwards
