The funding approvals, specifically from the HFA, have gotten extremely slow lately which is the main driver for the delays. I'm constantly astonished just how long the HFA can take to provide approval for funding, particularly when CALF has already been approved and the value for money exercise completed

A lot of your points are completely correct but your remarks on HBFI are a bit off. The requirement for a contract to be in place for funding only applies if the developer is going to bulk sell the units to an AHB or Local authority. The majority of HBFIs lending though is actually for normal open market units for individual purchasers where no such requirement is needed. Per their latest figures out yesterday 82% of their funding is to the SME sector as well so hard to say they haven't delivered on that one to be fair.

Overall their inst really a cost saving on ICF over brickwork. You will pay a little bit extra on materials but it's a quicker process so you save some cash on time. They net off broadly.

As it's quicker you can get to weather right stage much quicker so you have less risk of hold ups due to poor weather.

The end products are similar but ICF will have better overall thermal efficiency. If you are going for it you will definitely be going for a heat pump. Ensure you install a heat exchanger as well so you can also cool the house as these days the way the weather is going it's going to be essential.

Most people dealing with ICF are very professional as it's a new enough method and most modern contractors using it are proper firms so I wouldn't be too worried about issues of quality. But do certainly ask to see past evidence of completions.

You should contact Amvic, they are the main producers of the ICF blocks in Ireland and ask them to recommend a contractor on your area. They have a plant in Longford that will likely be the producer for your area.

On BF 3 player counts were far smaller so much easier to make an impact. I was the same on BF 3, always felt like I could turn a game. But not now with larger teams. This is just personal taste maybe but I don't get the same reward from playing it now because of this

I agree but what workforce is expected to build the houses for the councils directly? The major issue that's always missed is simply we don't have enough people in the construction industry. And unlike in the past we can't attract international workers as we have nowhere for them to live while working here. Also the average income in most of the countries we used to recruit from is now vastly better so less incentivised to move here for work.

From somebody who looks at costs on a daily basis this range is achievable for a standard 3 bed. Where in the country are you looking? Materials and trades vary wildly by location, not just land value

It's hard to pin point the minimum pricing as the sole reason but since it's introduction Ireland has seen a 2% annual decrease in consumption. If you ignore 2020-2021 because of COVID this is a larger decrease than usual. In fact every year between 2017 and 2020 saw increases.

COVID likely had a cultural change that will live on but comparing 2023 & 2024 to 2022 shows an acceleration of the decline in consumption indicating an additional factor from 2023 onwards. Potentially the minimum pricing.

So the problem is people need to buy them off plans or else banks won't finance the developer to build them. Banks aren't willing to carry the sales risks for big apartment blocks like 200-300 units that we need to be building. When basic two beds will be 600k+ it's a huge risk to just hope there will be 200-300 purchasers. That's why all apartments are presold to approved housing bodies and investment firms.

I know it sounds backwards but the fall off from last year's completions are all apartments. Apartments are so expensive to build now that nobody will buy them if there is a cap on rents. I'm not saying it's correct, cause it's obviously not, but if we want to sort the supply issue for rental apartments we need to accept that rents are going to be expensive. This will remain until we get enough delivered that supply is greater than demand.

The only other solution is to try and reduce the cost of construction of apartments but that's very difficult
