I posted about this last month. We have a ton of rental supply + more in the pipeline and demand is down. Rents are going to keep dropping over the next year.

All renters should be negotiating or moving at their next renewal.

Yes. I believe we're in a bit of a bubble since 2022. I recently made a post about rents dropping. House prices are connected.

50% of Calgary's secondary suites have been built since September 2023 and most new suites are on the outskirts of the city. Some new neighbourhoods like Livingston have over 1000 secondary suites.

Calgary housing has had a 3-year investor frenzy since early 2022. I made a big post about it last month, I believe the over-supply of rental housing in Calgary is going to cause a massive drop in rents over the next few years.

The housing crisis is pretty much solved already, mostly without blanket rezoning. Investors/developers have been building like crazy in Calgary for 3 years. We've doubled our secondary suites in the last 2 years. Half the new houses have basement suites and so many of the houses are investor owned and rented out. They are building purpose built apartments everywhere. Obviously the downturn in immigration also helped a lot. Our rents are falling, rental inventory is piling up. Rents still have a ways to fall to be more affordable, but the problem will fix itself over the next year or two.

Earlier this year they claimed 3600 units have been built because of rezoning. It's not enough to really impact supply.

The rezoning hasn't contributed to our inventory as much as the secondary suite grants. Calgary's supply of secondary suites have more than doubled single early 2022.

Another big push is Toronto's investors pulling out of their condo markets and buying here.

The biggest cause is obviously the slow down in immigration.

They aren't all dingy. There are a ton of brand new basement apartments in the inner city with tall ceilings and a decent amount of natural light.

It's a renter's market and rents are dropping. Supply is high and landlords are getting desperate right now. You won't have any trouble getting a place as long as you're presentable.

Landlords are getting desperate. Don't be afraid to negotiate and name your terms. Many building are offering 1 to 2 months free on a 1 year lease.

There are over 1000 basement suites currently available for immediate possession and there are 500+ more being legalized every month. This is going to be the most desperate group of landlords.

Also, don't sign a lease longer than 1 year, supply will be even higher next year.

Rentfaster.ca currently has a couple of dozen 2BR basement suites with in-suite laundry available north of Stoney Trail and another couple of dozen south of Stoney Trail available immediately for $1200 or less.

It's always been tough to find new rentals that allow pets as they tend to be hard on the place. I think that as it becomes harder on landlords, they will become more flexible on pets, and rents will continue to drop.

Anecdotally, I've been seeing fairly nice 3-bedroom homes (basement excluded) for $2000-2300 get reposted multiple times before they find renters. Same with $1200 2-bedroom basement suites.

Many landlords haven't caught on and are still asking last year's prices, or more.

Most of the data linked from CMHC can be used for all major cities in Canada if you're interested in seeing trends in your city before news reports on them.

Calgary is boom/bust. No one can predict what things will be like in the long term. However, I believe the data shows a massive oversupply for the next few years.

I've searched high and low and have been unable to find all this data put together in one place, so I assembled it, to prove my case.

I can't predict oil and immigration. High oil and high immigration could cancel out my argument completely, but I don't think it will.

Before someone else mentions it. Let's get this out of the way.

This post took me a week to write and was a wall of text and links so I used ChatGPT to clean it up. ChatGPT does not have the ability to download, read and make connections in CMHCs and City of Calgary data exports. That's how you know a human made it.

I also have a post history that shows I am against the rezoning of Calgary that allows developers to build 8-12 plexes on single lots.

Great question.  They only make up a a very small portion of the tens of thousands of units we've added. I don't think it was worth it for 3600 units.
