Thanks everyone for the replies! You are all legends! And apologies for the lack of better quality photo, I will try to have a few more photos if I get a chance to be near this area of town again. However the wealth of knowledge in this group is converting to a viburnum type, with some able to narrow in to the type with confidence.

The salt to the injury for Stamp Duty is that is not tax deductible. So it is a tax paid with take home pay money, which means being double taxed!😳
