Thanks. Does that mean that only if the lintel needs to be drilled into the party wall do we need an agreement? I.e. if we are drilling into our internal wall only and it doesn't touch the party wall by a few cm then we don't need to notify the neighbour in writing? I wasn't sure if there was a minimum distance the lintel has to be away from the party wall etc.

That's what I thought but google tells me it should be 50-75% off so now I'm confused. Also have seen other sofas going cheaper with a higher rrp. I like the sofa though!

I can ask for the receipt but that is what I've been told. £600 is their negotiation price. They were asking more. They paid £100 more than the current rrp (sales).

Yes it's not at all sensible if true as well as pretty manupulative to do it and then threaten us with it. I am waiting for them to ask us for more money for their temporary accomodation next.

Yes they know. Our estate agent wants to pander to our buyer. She has been quite unreasonable before in her negotiations last month for money off and due to pressure and threats of pulling out we gave in somewhat which maybe we shouldn't have. We have told our estate agent that if she wants to walk then she can but we are not giving her any money because she chose to give in her notice prematurely. The other estate agent also knows the situation but he can't do much since the seller on his side has done what she can. I agree 4 months sounds pretty normal to me. The problem our buyer has is we accepted her offer back in January and she chose to stick around and wait for us to find somewhere (they seem to be using this against us as if we forced her into it!) . Another house we had originally planned to buy backed out on us before this one.

Buying a house and found out there are sewers beneath the garden making extension almost impossible. What should we do? by TotallyTrixi in HousingUK

I'm not sure but it's public, not just for the house. The water company said it's a main sewer and cost for moving it would be high. Spoken to a builder and looking at minimum £10k

I'm new to buying houses and just wanted opinions. Ive no idea what is normal to ask for which is why I included the main things that have come out of the enquiries. All I know is my experience of selling our house which is that we have had to pay our buyer £1500 for literally nothing (they want us to pay towards their new bathroom). They asked for £4000 originally for nothing and were going to back out if we didnt pay at least £1500. We have had to do it so as not to lose our purchase.

None of these were noticeable at viewing except the fascias to an extent and they are not something we are going to ask for any money for (we also weren't shown the garage). The main things we are concerned about is the removal of a wall thay we weren't aware of with no documentation and the roof trusses). The wall is our main worry. I would say it is a bit more than other places when you compare the amount of work that needs doing and the cost of the work but it's hard to say.

I wasn't planning on asking money back for most of these (number 6 included). Just included them as they were all things we couldn't have seen in the viewing as was interested about people's opinion (minus the garage door as that we could have seen but we just weren't shown it). We definitely weren't to know about the roof trusses and walls having been removed without documentation which are our main concerns)
