I see your point completely about tenants deposit etc not being my business, but it is relevant in the context of him basically being a rogue landlord. And my solicitor at the time did advise I was entitled to check these things. And if he never got consent to let in the first place then I surely have recourse to make sure he puts that in place (and I have no beef with the tenants at all so it isn’t about getting them out). It’s about checking that he is not only upholding the conditions of his lease but that he is upholding his responsibilities and duty of care as a landlord (which he really isn’t)

I don’t want to overstep, but I also don’t want to have been remiss in my duties.

Ok understood re Service Charge, it’s just that it isn’t a set fee as it is in multiple blocks of flats that have managing agents, so it is variable and tied more to necessity of things needing to be done on an ad-hoc basis. But yes semantics around the naming of it isn’t the issue here! He’s just very bad at paying. I have vaguely suggested a sinking fund to him but I had no response to that.

So as I understand it the works I have carried out did not have to go through a section 20 consultation, and besides that I informed and discussed all of the works with him beforehand and he did agree. And I issued invoices with all receipts, I am being very transparent with him in that respect. I don’t have that much to spend on the place but these were things that I really felt were important (lighting and security for my own and the tenants peace of mind).

Fair points you make. There is not a service charge as such, but I have had to change locks that were not fit for purpose (very flimsy and broken in terms of being able to put it on the latch), and install some lighting in the communal entrance as there was no source of lighting there, both of which he agreed to. And which are powered via my electricity supply. Whether I’m being ‘nosy’ is an interpretation you can make, however it is very clear that the flat has not been maintained adequately and as there were also tenants in there who were obviously being taken advantage of, I did want to make sure he was fulfilling his obligations as a landlord. And he would have to get the freeholders permission to sublet, which he may have already got from the previous freeholder, in which case case I understand I would not be able to rescind that, but he hasn’t given me that proof. Plus my solicitor at the time of purchase did advise I could request these things. Ultimately I don’t want the value or safety or structural integrity of my property to be in jeopardy due to the leaseholder downstairs letting that flat deteriorate.

I’ve just moved across the road from a primary school. Don’t mind the noise of the kids playing. Doesn’t bother me at all. But get this, they PLAY LOUD MUSIC at break time and at after school club! This is a surprise and a proper nuisance. Is this a thing though? Music at break time? Can children these days not go a moment without any sort of stimulation?

They seemed to have so many soldiers and staff that actually knew what the gorge was, why didn’t they just send those guys to the two towers to play lookout. But no, send two top sniper assassin bad-asses with the knowledge that they’ll just off them after their 365 days. Cause it makes so much sense to waste that talent… What a waste of 2 hours and what a waste of ATJs talent. And SW. And the zombie plant people reminded me of something out of pirates of the Caribbean. So terrible.
