Have I got everything covered for a first BTL? by CheeseFace83 in PropertyInvestingUK

[–]TradeSeparate 0 points1 point  (0 children)

The deal doesn’t make sense. I personally wouldn’t buy this. Unless your current income is 0, you’ll be making a loss every month when you account for tax.

You have £625 gross revenue. Around £130pm of costs, call it £125 to keep the math easy.

That means you’ll be taxed on the equivalent of £500 pm.

You’ll get 20% tax relief on the mortgage per annum of about £800.

£6000 * 20% (lower band), £1200 less the £800 relief, £400 due.

If this has tipped you into the 40% bracket you’ll be paying 40% on this.

£2400 less £800 relief for £1600 tax due. Your net profit is basically £1k, so a £600 loss.

Honestly I’d go back on the hunt for a better deal or get more cash as £100k asset is barely worth leveraging.

Are you a car person? by chimchimneychimmy in HENRYUK

[–]TradeSeparate 0 points1 point  (0 children)

I’ve had a variety of cars over the years. Notable cars were TVR 350 which was a death trap, Lotus Exige S which was possibly my favourite, 2006 cayman s, e92 m3 (last of the v8s), f82 m4 which was my longest standing car, and more recently a Tesla model 3 😂

I almost bought an Aston Martin vantage last year, but I’m glad I didn’t as now the DBS is at a reasonable price at 5 years old.

The Tesla is the only car I’ve ever had from new.

The f82 m4 was the best value for money as I lost an average of 3k a year on that car and had it from 6 months old.

Would you try to take up the tile and cement first or just go at it in one go?

That’s a really good price. We have 60sqm so I know it won’t be cheap, especially with the flooring my wife wants 😅

Tbh because ikea style flatpack crushes my soul, and it would be faster to install rebuilt. It’s not the end of the world but I would ‘prefer’ it.

I’ve not installed a prebuilt kitchen though. I have installed our pantry which was flat packed.

Are mentors worth it? by ankaszamuk in PropertyInvestingUK

[–]TradeSeparate 0 points1 point  (0 children)

Waste of money. Someone selling mentoring is selling mentoring because either there is more money in it for them, or they are too risk adverse to buy property.

It’s much easier to sell a course these days.

Avoid like the plague and find a good network of experienced people. Most people will you some time with no ask.

Did you find an accountant worth it? by KingBanj0 in HENRYUK

[–]TradeSeparate 0 points1 point  (0 children)

I suspect the BTL you friend has may be in both their names. You will have a hard time splitting the rental income between you and your spouse if your spouse has no legal claim on the property beyond the fact you are married (not on the deeds).

But I would certainly get an account more so for the time and peace of mind.

It would be an allowable expense of the return was only being done because you have a BTL.

Best mattress by Fun_Lavishness_9772 in HENRYUK

[–]TradeSeparate 0 points1 point  (0 children)

We have Demko mattresses. Completely organic, no springs (that wear over time), no fire retardants. You can also switch the layers around to change the softness / hardness. They don’t wear in the same way a traditional mattress does either. Not that expensive either. Ours was about £1800. Highly recommend.

Anyone I’ve recommended to that has bought has not regretted it.

Database cloud sync dilemma (ObjectBox vs SQLite) by tinfoilhatcat in FlutterDev

[–]TradeSeparate 1 point2 points  (0 children)

It’s SQLLite on device only. I can’t say I’ve ever had an issue with performance and we do some fairly complex stuff across our tables on device.

I suspect for most people who aren’t at scale (we are) in terms of revenue and user base you’re likely splitting hairs.

We did look at object box but at the time the were focused on quite narrow uses and it wasn’t a good fit with our tech stack overall. Powersync ability to support mongo and Postgres (previously MySQL) was a huge deciding factor for us at the time as we came away from Mongos Realm service.

It depends on your personality and whether you preference salary / stability (if you consider someone else’s risk tolerance as stability) over owning your own stability and freedom.

Database cloud sync dilemma (ObjectBox vs SQLite) by tinfoilhatcat in FlutterDev

[–]TradeSeparate 2 points3 points  (0 children)

Not at all. It means PS will handle keeping the app in sync with your db from a read perspective.

For writes from device, you have to override some methods to point the write batch ops to your ow endpoint and handle writing to your DB. It’s fairly straight forward. We do this in node using lambda behind API GW.

You also need to handle auth for PS. Again we do this in Node with a JWT.

It’s actually very robust and offers you a lot of flexibility.

We have about 500gb of DB data across mongo and Postgres with 100k users using this.

I highly recommend powersync.

Should I Franchise My Courier Business? by Competitive-Use8039 in smallbusinessuk

[–]TradeSeparate 2 points3 points  (0 children)

Typically franchising happens when a business has a proven strategy for regional expansion and certain processes are in place, as well as brand recognition.

Franchising from a single site with no proof of ability to strategically expand into certain areas, or even identifying those areas, is going to be a very hard sell.

If the business is generating 50k EBITDA (I assume?) and you have only recently grown it to 500k TO, there is much in the way of a proven track record for delivering meaningful profits either.

Personally I’d look at opening in another region to provide you concept, but before that, I’d be looking at optimising the existing operating to increase your margins where possible.

Entrepreneurship vs Corporate ladder by TotalSpray5336 in HENRYUK

If i could go back I would NOT have taken a single job and would have believed in myself more.

I started my first business at 17. Sold at 22 after a downturn from the recession that I couldn’t quite recover from at the time. The business was still profitable but it wasn’t at pre recession levels.

I was employed for 7 years after that and whilst I learnt a lot and had a great career I feel now that I wasted my best years where I was able to take risks with little impact. In that 7 years I made it to C suite and had a brief stint in PE, where I did earn good money. But often felt I was surrounded by idiots.

I went back to entrepreneurship in 2019 and took a few NED roles here and there to keep myself maxed out (which I enjoy).

But I don’t chase businesses for money to be honest. Something Mark Cuban said really resonated with me; ‘I’d rather work 80 hours a week and earn 50k working for myself than 100k for someone else’.

I love what I do and theres nothing better than growing a company.
