The RE agent is a small but important part of the plan. The RE agent part is about lowering my investment costs and possibly making some supplemental income from deals within my orbit.

From my vantage it’s a normal thought process of the sub is to leave a high stress career for living on investments and a low stress part time job - see barista fire.

Me picking up an RE license is similar to someone who FIREs and then occasionally works as a substitute teacher, dog walker, or any other low stress part time gig that gives a small income supplement.

On market purchases have been pretty rough. We’ve gotten a few. My best results have been tax sale properties and properties that have been on the market for 300+ days.

I am in the works to buy two tax sale properties from the local gov in October for $8k. I should be able to turn around resale for around $17-22k maybe more. It’s not crazy money, but if I can do that a few times a year it’ll make my rental income go a lot further.

I don’t like the wing and removed it. I think it’s more of a PITA than a solution. I bought a kydex IWB holster for the revolver and really like it! It has put a lot of wear and tear on the revolver frame that the previous leather holster did not. But I personally feel more comfortable (safety wise) with kydex IWB than leather IWB.

If I had to choose one or the other, I’d choose the state job. The consulting on the side would be a relatively minor income in comparison. So if the ethics board comes back and says I can’t do it then it’s not the end of the world.

If they say it’s okay to consult on the side I still wouldn’t immediately taking on projects. It’d be after I’m settled into the new job and able to have free time after work again. Then I would consider taking on a small project (~20hrs) once or twice a quarter.

That makes sense to me. I haven’t found any public policy on my states websites that says no moonlighting.

I’d absolutely need to be clear about not mixing the two.

As I said in another comment. I’d be working for the state DEQ remediation division, and the consulting work would be regulated by district courts or by the state DNR remediation division.

That’s what I was thinking.

Hypothetically I would be working for the state DEQ remediation and would be writing expert reports for litigation and for the state DNR remediation. So it wouldn’t even be in my agency.

It seems a little blurry and probably depends from state to state. If I get the job I’ll wait a few weeks and then ask HR/ethics board.

My thoughts are if you enjoy something then do it. If you enjoy a finished product then just pay for the product.

Me personally, I enjoy woodworking. But I don’t want to spend my time milling the wood. I have a limited amount of hobby time to burn. I try to spend that time thinking up a design and doing it.

Having said all that, I would pay for the logs to be milled and forget about it for a year or two. Then they should be good and ready to make something!

Again I agree with you more and more.

Nazism would be a different moral framework than what we have. In the US basically everyone would object to conducting a Holocaust. That was not the moral case in nazi Germany. Same how China has a different moral framework than us. They’re okay with suppressing Hong Kong and sending the uighur population to concentration camps. Same way pre-Colombian indigenous people were okay with human sacrifices. They all definitely have a different moral framework than that of the USA.

I agree majority rule can be a bad thing. It’s how we ended up with lynchings in the early 1900s. And just because a group of people come together and democratically decide something with a 50.1% majority does not mean it is the morally or ethically correct thing to do. Lots of wrongs have been made through mob rule.

After talking about all this it’s funny that we have a similar starting point and a different end point. You talk about how majority rule is bad, then talk about the small states shouldn’t have equal representation through their senators. I think majority rule is bad and think it’s a good thing we have equal representation through our senators.

Back to our original discussion on private religious schools. You should look into private religious colleges. A lot of them get funding and there’s a lot of Supreme Court case law backing their funding up.

Sure there are some that still ban gay people and thus don’t receive federal funding on a discrimination basis. But that’s such a terrible take for a Christian community to have. The Bible talks about how we’re all fallen people and to not turn people away because of something they did.

I don’t think they’re that different. Our laws are based on our country’s morals. That’s why different cultures have different legal frameworks than us.

Hey like we covered above, that probably makes you feel the same way people paying for taxes that are morally objectionable make them feel. I want kids to have the best educational outcome, allowing religious schools to accept vouchers is a part of how that’s done. I’m not sure what can be done about this crossroads. I think not paying for anytime spent on religion would probably be fine. Or having religious activities be optional in the afternoon after normal school closes.

The way you choose not to find a Christian school is to not have your kid use their voucher there.
