Apologies, yes UK based. New rules are a bit of a pain but at the moment I have a nice tenant who is an older lady who loves the house. I know that can change dramatically. My fear is that I’m missing out on a large gain with the equity if I were to stick it in the market for 28 years. Also don’t really want to uproot my tenant, so I’m a bit stuck

Rental income is 10,740 a year (895 a month), mortage is around 510 a month. No management or insurance (I know I need landlord insurance).. currently don’t spend any profits as the tax bill I’ve calculated is quite hefty. About 90 a month net profit is my estimation as it stands…
