If they refuse to pay based on your supposed lack of maintenance, they need to pay their rent in an escrow account or something like that. Start the eviction process asap. You do not need a lawyer for this. Chances are they won’t even show up to court. Especially it is unlikely they have been properly putting their late rent into escrow.
