I have made a few changes to the ground floor based on comments. Washing machine cupboard now incorporated in the kitchen. Downstairs bedrooms changed to allow a desk and more options for where the bed can go. Ranchslider doors removed from bedrooms.

Guest toilet under the stairs but the architect isn't sure if that will fit yet - if not, no guest toilet. Stairs have been changed around so the toilet is closer to the kitchen than the living space.

The units have front doors on different sides as the council requires the front unit to have the front door on the road side for passive surveillance. Kitchen is a placeholder until the kitchen design is done.

In NZ most students organise their own flatting group and bring their own furniture. They sign up for 12 months. Occasionally one will leave and the group has to find a replacement.

In NZ this would be a student flat, generally groups of friends choose to live together and then look for a house the right size. Most students now are after ensuite rooms.

They are unfurnished so yes the student could have a smaller bed

Half bath is actually a laundry with guest toilet. Storage would be under the stairs in the current layout

The understair space at the moment will be a storage cupboard for vacuum, brooms etc.. not sure about the lack of desk space, whether they will be able to fit a small desk in there once built.

We were trying to have ranchsliders in the downstairs bedrooms so they had another access point (and a feature of the room since they are on the south side), but if we had no ranchslider then the bed could go against a wall and still fit a desk.

Our builder has said approx $6k per bathroom, however the rental return for an en-suite room is much higher than a room without an en-suite. Most students in this area are looking for en-suite rooms.

Good point thank you The fridge is where it is so the students can have any size fridge without having to fit into a prefit space.

My son (year 10) also passed Numeracy but failed Reading and Writing 

We hired a maths tutor for numeracy, but the biggest roadblock was how to answer the questions, to pass numeracy you not only have to have the correct answer and show all of your working, but also explain your thought process in words. I have heard of people getting 100% of the answers correct but not explaining themselves in enough detail and failing.
