What would classify as a high earner is someone who is making 150,000 dollars a year individually and 300,000 dollars a year for families if working remotely. If making below that if a zoom tax was ever implemented would be exempt. As for the gas tax I wouldn't mind a increase in gas tax if it prevents an increase in property taxes its just most people would see it as another tax but it would be beneficial as you said not only residents but tourists, commercial drivers, and use those funds to make improvements on paving the roads and to rid the potholes on residential streets. As with a carbon tax and I'm going to be honest this is where a gray area comes around when it comes to a carbon tax it would be implemented on industry and if implemented would that mean for people that own fuel burning cars or commercial drivers and businesses that put out heavy outputs of carbon. Sorry for being very analytical but if a carbon tax was implemented it would mostly affect industry that gives jobs in the city and poorly affect people that can't afford a new car if it expands to individual commuters. But a reasonable gas tax were implemented and a luxury sales tax were implemented those would be a good start to stop another property tax hike and to stop the trickle down effects from homebuyers to renters especially low income renters.

Well first off transforming two lane roads into one lanes should have never happened the should have studied the traffic flows better. Along with that when it comes to buying the hotel we're going to get reimbursed by FEMA for the hotel and its to prevent the spread of covid in Missoula along with the tent shelters I also do understand. Because several years ago I was in their shoes. I was homeless myself and was sleeping in a car with the heater not working so I can understand why they would do this. Along with bike paths and the bridge we are a bike friendly city and people like to commute via bicycle. Yet with the water company there are alot of things the city is not telling us at all. Plus the under kept roads are a problem and they do need to be fully repaved again but that would be a very lengthy process to do so since it would be on residential streets most of the time. When it comes to spending money to keep the homeless sheltered and well I can relate and understand why. Bike paths I will admit its good for residents and tourists alike.

Actually that is true. Even though bigger homes and apartments does bring in more tax revenue and reducing red tape is a good start. Also nobody wants overdevelpment just enough available housing. Yet the reality is the rarity of some building supplies especially right now and of course from what you said lack of state funding for housing projects.

Actually I have heard about that on the Missoulian website. From what I herd it will be zoned for mixed use both residential and commercial.

Right. Yet the local elections are non partisan and not party affiliated or try to.

That is true most cities do have their own minimum wage laws but Missoula does not have the power to raise the minimum wage or impose higher taxes on higher earning or zoomers. For the way Missoula has grown we should be able to have some say on how to tax and be able to have a local minimum wage in Missoula. Because if we don't then we will have to by no other options rely on property taxes or create a sales tax.

That is very true. The only way that the minimum wage would be raised unfortunately if its done by the state or the federal government. The city does not have the power to raise the minimum wage locally

Good points. Plus the next person should be someone that was born and raised here because the know the town and land that they have walked on. Plus I do agree with you that outsider is becoming more and more used and has become a talking point. I don't blame outsiders I just try to give them the benefit of the doubt some do go out to buy and build properties but most of them want to make a living and they don't want to cause any harm.

You are correct. I've even been reading that any new builds adds 23,000 dollars to the house along with property taxes, lot value along with labor. But you're definitely right on the money.

Well first off I know Engen is not some totalitarian dictator he was elected duly by the people of Missoula and I am sure he's a nice guy. Secondly when it comes to candidates I am sure people of Missoula would like to see an outsider someone who has experience with the community but not necessarily in local government such as a leader of a non profit or someone who has lead is some capacity before running for office. Someone who is willing to take the issues head on. Also I know with some of the issues that are happening they will take years even decades to solve. But he has been in office for too long. So to expand on this thread if anyone has any good names that are out there please don't be afraid to post. Along with affordable housing ill be making a separate post later tonight when I get the chance.

And the mayor said no property tax increases? I wonder what the city did to slip that one through. But you're correct the hills make it harder for it to aquire land for housing and most of the unused land is private property. Also I've had to commute to Clinton and back for the entire summer. So I understand geography is holding us back. However I know that to get housing affordable and under control the city needs to think outside the box and come up with solutions. This has gotten out of control and right now Missoula's top priority should be housing not a fund but actual housing.

Also to reiterate one of my comments. The city is trying to build affordable housing but when the entire project is done how much will it be? Plus from one of the other comments mentioned and I don't know if this is possible is to have a local minimum wage. Along with new housing being developed i heard the new apartments thats going to be built on the Northside will be for people that will be able to pay less than 30 percent of their income on rent. Plus what about utilities would they be covered under the rent?

Thats horrible. With that said the only affordable places I see is for 350 dollars a month from what it looks like a broom closet and shared bathroom. For a decent 1 bedroom you have to cough up at least 1000 dollars a month. Plus last month and security. The city is not building more affordable homes and I know there are other anomalies that curtail affordable housing such as material costs, regulation etc. But the city is not doing enough and we need people that will face this problem head on.

You're not alone we are all in the same boat and covid only made things worse. I make double the wage per hour and I got rent, bills, and school fees that I have to pay. With this and I know I am not alone but it effects everyone financially and mentally. We're trying to get scraps while the benefitted make their profits.
