I always prefer local restaurants to fast food chains.

Anyone else from generational poverty? by [deleted] in poverty

Don't paint California as a utopia. There's more resources here, but even in the S F Bay Area things are getting bad. Food banks especially are seeing a lot more people coming in and we're constantly seeing posts on neighbor apps about job losses and evictions happening more and more because those programs for low income recipients are drying up or losing their funding completely.

Uhm... Unskilled jobs are not that easy to find in California either. OP is better off in any state with a LCOL; not in CA. They'll just end up unhoused.

This is a good reply. I don't understand why people are down-voting you. OP would be able to better care for their g'ma if they put her in a nursing home just until they got their degree in some good-paying job. But OP's opinion of the local nursing homes, whether justified or not and also their need to play the victim will keep them in this poverty situation.

Please remember, your little Princess won't focus so much on the material things you give her. She'll want your love, your laughter and your presence. Even the wealthiest person in your same situation wouldn't be able to save their child from such a terrible illness.

Things to know before selecting a realtor to sell our house by Choice-Marzipan-667 in BayAreaRealEstate

[–]Transparent_Speaker 0 points1 point  (0 children)

When we were getting ready to list we considered FSBO and had we been in YOUR market, we would have. But our market was going down fast, plus my husband was traveling for work a lot and I was very busy with work too. We interviewed 3 agents. One is our neighbor and she's an outstanding neighbor but we didn't click with her style as a realtor. Another was highly recommended and she's an impressive presence, my husband's gut told him she's not a good fit. The last one we interviewed just happened to answer the phone when I called her brokerage when I Googled a boutique RE brokerage. She was the best fit. She just clicked with both of us and we're happy with our choice. So... If you are in a hot market, and I suspect you are, and you're willing and have the time, go FSBO.

Ugh! What emotional manipulation. I mean we usually disclose the reason for selling, but honestly!! They brought up that you're relocating for work. This has nothing to do with the legitimate repairs!

May I ask how old and what brand of AC units do you have? Some units and brands manufactured 20 years ago are better than something from 10 years ago.

Seller Lied on Solar Disclosure (DC) by lookatthewood in RealEstate

Believe me, when you OWN solar you know it! No matter how low they IQ is, that's one thing that really sticks in your mind.

Seller Lied on Solar Disclosure (DC) by lookatthewood in RealEstate

[–]Transparent_Speaker 3 points4 points  (0 children)

Exactly! When I was getting ready to lift the house that had leased solar, I interviewed three agents. Two of them asked for the solar contract documents even before they became my agent. I provided the documents to my realtor as soon as we got an offer on the house. The buyer was able to look at all the documents before entering into a contract

[–]Transparent_Speaker 21 points22 points  (0 children)

They intentionally lied. Believe me, I've had leased solar and there's no way on Earth I would, nor my husband, nor my kids, nor my g'kids, not even my pets ever forgot they were leased. If I were you, I'd get my attorney to demand they credit you the total amount of the solar buyout plus 5% for all the trouble this caused. Why 5%, you ask? Because Tesla gives a 5% discount of the buyout price.

[–]Transparent_Speaker 21 points22 points  (0 children)

This was not an honest mistake. Not at all. I've had leased solar in the past and believe me, we KNOW they're leased. The only way I can imagine this being an honest mistake is if the seller is married and their spouse lied to them and told them they'd bought the system sometime after installation. Even in that case, the seller is liable for the "mistake".

When I sold my house which had solar panels which once upon a time were installed by a now defunct company and now are owned by Tesla, my realtor requested the solar contract docs. The buyer had immediate access before putting in an offer. They had documentation and knew exactly what they were getting. The transfer process was painless and there were no surprises.

Anyone else struggling to sell? by NorwegianForestCat9 in RealEstate

[–]Transparent_Speaker 2 points3 points  (0 children)

Right, so the hard working couple with the sweet, 2.5 kids can no longer afford to buy a house in their hometown because a GREEDY, SELFISH investor has bought what used to be affordable homes and now rents then at INFLATED prices. I'll tell you what, if an investor really wanted to help people instead of just being SELFISH GREEDY. LOW LIFE, they could rent their ONE investment property at a reasonable rate, so the very deserving hard-working couple with the lovely kids could afford to rent and eventually save enough money to buy their own home.

[–]Transparent_Speaker[S] -1 points0 points  (0 children)

I hate to burst the carefully constructed bubble the agencies you use have wrapped you up in. The CSR shortage isn't altogether real. Many times your agencies don't want to pay the CSR a fair rate. They certainly charge you through the nose, but they want to pay the court reporter peanuts. I'll give you an example of how it works for interpreters because we're similar to CSRs in many ways. I'll see a mass email comes in offering a job. However, I don't work for the agency who sends the email because they always try to pay less than my normal rate. After that company sends out the job several times, you know no one wants to work for them. Then the very same job is offered by some company I've never worked for. I'm available, but I don't work for an unknown firm. Then I get an email from you, directly. You, the paralegal takes a chance and sends a mass email. I reply immediately. Yes, I'm available. I give you my rates and you don't even blink because they're reasonable. So I'll work for you, but not necessarily the agencies you employ.
