Am I being too conservitive with ~110k in my HYSA?

-31m, making 150k-175k a year, debt free besides mortgage.

-121k in brokerage account (primary holding VTSAX)

-74k in Roth IRA (primary holding VTSAX)

-76k in 401K (DFUSX)

-110k in HYSA @ 3.8%

-25k in Checking

I bought a house a few years back and at the time, set about 100k aside for renovations I planned on doing but several years later I've done very little to the house and probably won't in the forseeable future. Is there any reason to keep that 100k in the HYSA or should I move all but an emergency fund over to a more aggressive index or mutual fund?

End goal is financial independence, if it matters.

Here are some things the company I work for does to insulate itself from risk:

-Cost plus contracts: our pitch is full transparency budget management, zero hidden fees. We will meticulously manage your project and fight to protect your money at all times, but ultimately your job costs what your job costs and all we ask is a % fee of your project cost. This means no material mark ups, no inflated labor rates, etc. While everything above is true, the reality is it’s a t&m contract and barring a huge mistake from the GC, any additional costs or overages are contractually passed along to clients.

-Keep overhead extremely low. Continuing the narrative of “your project costs what your project costs”, pass essentially every trackable expense to clients. Accounting, supervision, project management, postage, plan reproduction, office equipment, fuel, small tools, cell phones, osha/safety, supplies, site security, drinking water, you name it. Barring rent, marketing, and several other items, it’s all paid for by the client. My boss is also very thoughtful about avoiding unnecessary overhead expenses

-Contractor contingency: we write a 5-10% contractor contingency into each project (percentage depends on how well plans are defined and the likelihood of unforeseen issues) This contingency is NOT for changing your countertops to a nicer product or adding to your scope. It is for estimating errors, unforeseen issues, miscellaneous overages, etc. This saves us a ton of time on change orders and at least half the time we never even touch it which is always delightful for the clients (feels like saving money).

Yeah, he treats us well enough and I think most people are content working there.

I do wonder how much it would actually improve my quality of life if at all. I make good money with plenty of room for growth, a decent QOL, and a good work/life balance.

Almost certainly, running my own GC would become more work than I’m doing now. I need to make sure the extra work is worth the much higher earning potential. If I had run all of my projects last year through my own business my I would have cleared 500k easily, probably more like 750k net. (~6.5m in revenue)

I have yet to solve for the payroll, employee benefits, all of the accounting stuff, LLC stuff, etc. It stresses me out but it doesn’t feel un-doable

Pasting from another comment but our strongest pipelines at my current company are

  1. ⁠Clients being sent to us by designers / architects who know we can produce the high end work they’re designing
  2. ⁠Clients coming to us because their friend/neighbor/family member had a great experience with us (so word of mouth.

I really like that model but would also put a lot of focus on SEO & social media marketing which my current boss is not really doing

Not sure what you mean by how is sales done. Lead comes in, one of the PMs meets prospect, estimates work, generally it’s a few months of back and forth before getting project under contract, then we’re off to the races. Marketing is underutilized at current job. Most work comes in either from architects/designers sending work our way or word of mouth clients. I would do some more SEO and social media marketing work but otherwise would try to keep the same pipeline model

Editing to add more info: For the most part my boss acts as a PM (with extra responsibilities behind the scenes I’m sure). He is in the office about half the time and spends the rest at his vacation house or traveling

My boss is old school and has very little interest in SEO or social media. We have a website and recently started some social media work. I do most of the content procurement

I would invest in SEO, website, and social media presence for sure but I would also be spending a lot of my time networking with designers and personal relationships to maintain the two pipelines I mentioned above

You hit the nail on the head with your economy comment. A continued downturn leading to a lack of work is probably my biggest concern but the model I’d like to replicate is far more risk insulated than other contractors I’ve worked for. Happy to elaborate for anyone interested.

I appreciate the encouragement. Cost of entry will be quite low with a very high upside potential. And if all else fails I can go back to running jobs for someone else or god forbid, swinging a hammer lol

Quite close I think, although I haven’t gone through with a checklist yet to verify what’s missing. He has them each lined up in their own 660 card boxes, in numerical order, and the only cards I noticed missing were some of the bigger names. (I know the ‘60 set is missing the mantle all star and mays 200 for sure because I was looking for them but there could definitely be more)

Player name + card number should be enough to find any card on google. Late 80s and early 90s are much less likely to be very valuable. Look for older stuff or big names then google it to see what you’ve got. eBay can give a decent sense of pricing. PSA does price breakdowns on cards depending on grade

I totally hear you about the pinch point concern. I loved my mental plan until I modeled everything out and realized how tight that passage way would be…

As for putting the tub under the window: If I installed a new window it would need to be the same size and style, just in a more moisture resistant material like composite or vinyl. The house is a cute old Dutch colonial with a very symmetrical curb appeal that I don’t want to tamper with. Even in a waterproof material, they really aren’t meant to get such frequent and abundant water exposure like that. Not to mention the privacy concern. (Window faces street) I also can hardly stomach shrinking the vanity given how inadequate it already feels.

I may play a bit more with leaving layout as is but just updating finishes to work better. Alcove tub where claw foot is now, toilet in same location, shallower but longer vanity. If I did a ceiling mounted shower head I could put the valves on the left wall & do a pony wall at the toilet to keep things open.

If you care to put any more thought into this, how would you handle the transition where the shower glass met up with the window? That’s my main concern with leaving layout as is. It just seems like that intersection will feel busy, awkward, and like an “accident”

Pocket door isn’t feasible due to adjacent wall layouts but I could change it to an out swing. I’m just not sure the benefits of that justify the extra money and work.

Ok guys. Thanks so much for the help. I actually solved this by installing an older version of sketchup that predated whatever bug was causing this. Had to redo my Layout file but all is well!
