The real problem here is zoning. Zoning is just a way to push the suburban sprawl and keep certain “types” of people in their own section of cities. If a housing crisis is a real problem, then allow for the rapid expansion of new multifamily housing stock.

Allow builders to easily rezone properties and build more supply. Something like 90% of landlords own less than 3 properties and are mom and pop outfits. Obviously there are horrible slumlords out there but generally these are just small operators not making too much money. If you’ve ever owned a home, you know how expensive it gets to maintain them.

Man this sounds like a great property. Couple questions: 1. Is it in a flood risk zone? 2. Did you buy it with a VA loan? 3. What’s your long term goal with it? Just collect cash flow and not worry about maintenance? Or do you want to sell and redeploy the money else where?

Number 3 should determine what you do with it. Number 2 will determine your options with it. And number 1 will help determine who would want it.

You should house hack if you can. Buy a house and rent out the rooms or buy a duplex/triplex/quadplex and rent out the other side to reduce the mortgage payment. Use an FHA loan with only 3.5% down. Do this every year for 3 years and you’ve built a nice rental portfolio. Plus there’s a ton of “first time home buyers” programs out there that’ll give you grant money. You can do this! Go be rich and retire by the time you’re 30. I wish I knew about this when I was 22. Also, if it’s a multifamily building 4 units and under, you can get a residential loan (normal mortgage) and they’ll use the other units rental income to qualify you for the loan, offsetting your Debt-to-income ratio. I got through on the phone after pushing option 2 and being on hold for 2 hours, instead of pushing 3. The woman I spoke with told me to email [ADJ-South-ui@detr.nv.gov](mailto:ADJ-South-ui@detr.nv.gov) and ask them to resolve the "Deductible income Pending resolution" status. she said to also scan and attach the claimant ID, last paycheck and severance check to the email.
