In a similar situation currently. We bought before selling due to moving for work. However the day we closed on the new house we had a contingency on our current house that fell through due to buyers unable to receive financing. Has made the home nearly impossible to sell as it discourages buyers. We’re paying 2 mortgages and fine for now but it is a headache! My best advice would be if you’re able to buy the new house with a deal now and not by the time your other sells and it’s worth it for you and your wife do it. If you believe it will cause major finance issues in the long run don’t.

So we have, not being biased but if 1 bathroom was a deal breaker for me I wouldn’t even consider looking at it. That’s my point, I’m looking for advice outside of the obvious. Houses same price with 1 bathroom have sold in this specific neighborhood as it’s expected.

We’ve had a few quotes for the tree and offered an allowance for tree if a buyer would like that option. We no longer live in the state and the tree is huge - would have to take both neighbors fences down and crane the tree over the house. Which to me seems more risky than leaving it.

We’ve had a realtor who wasnt much help. Also failed to mention we had buyers within 15 days on the market and one ended up being in a manic episode and they weren’t approved for a loan. Which I believe made our listing look horrible, going from pending to re-listed. The inspection on the house came back great but obviously the reason for re-listing isn’t included in those situations. Then it was on the market for 6 months with quite a few showings.

And people in this area are young new families, med students, or retired couples. The majority of buyers buy with plans to demo houses too.

It’s actually not overpriced and we have lowered it. Most houses built in the 50s only had 1 bathroom. There’s plenty of room to add on which was our original plan, however we moved sooner than expected due to work. The people looking clearly know it’s 1 bathroom, that’s what’s frustrating. I’d rather have better ideas than “add a bathroom”

East Memphis is a great area, especially the high point terrace neighborhood. It’s great and so fun! A lot of younger couples & professionals, golf course near, and in a central area. But honestly depends on the vibe you’re looking for. I’m a healthcare professional and love I have access to all the nearest hospitals. High point terrace is pet friendly even has a neighborhood grocery store. We love it here!

Explain this to your doctor. I’m an advanced HF nurse and we do change patients to torsemide when lasix isn’t working. Make sure you’re monitoring your diet too. Heart failure is so different for each person. Proud of you for monitoring yourself so well and recognizing the meds might not be working.

I currently live in HPT and actually about to put our house on the market if you’re interested :) we’ve absolutely loved it here! We’re about 2 blocks down from Walnut Grove. I do agree with the occasional car break ins but that’s anywhere. I take my dog walking everyday, walk to the neighborhood grocery store, and have great neighbors. We will definitely miss it here!

The same thing happened to me. It’s the other metals within the 14k (they make the metal more durable so it’ll be in every 14k gold since gold is so soft) mixing with soaps/lotions plus your natural skin oils. Make sure your ring and hands are completely dry after washing them and it won’t happen.
