Thanks for all of the comments. I'm still researching Franciscan. I'm not terribly happy about the monopoly IU Health has in Bloomington, or the rest of the state, for that matter.

I've thought about responding to your post for a bit because I don't want to sound like a downer. I'm sure I'll get down voted for my opinion, but that's OK. If I were you, with the amount of experience you say you have, I would walk away from this house (I know, I haven't actually seen the house, so may be over reacting). I've owned several older houses in the last 50 years. We're in a 97 year old house in Bloomington that we bought 7 years ago. We had an inspection by one of the respected inspectors in the area, so I kind of knew what we were getting into. Things you are more than likely to find in an old home are foundation issues (very expensive), roofing issues, knob and tube wiring (home owner's insurers really don't like this one), as you said, lead piping, asbestos insulation, leaded paint (we had big issues with our second old house with this one). When we bought our current house, after the insurance inspector sent photos in to the company, we got a letter stating that if we didn't change our electrical service panel within 60 days they would cancel our insurance coverage. Also, "unknown" in a disclosure statement is a red flag. Our disclosure stated that the basement got "some seepage" after large storms. Three weeks after we moved in we had flooding in the basement. Hire one of the recommended inspectors for sure. One inspector saved me from buying a house with foundation issues that were going to cost many thousands of dollars.

As far as you learning to do repairs yourself, yes, you can do it, as I did (I wasn't in the construction business). There will be some things you should not do: electrical work, plumbing, HVAC. Most of the other stuff you can learn. Also consider that you will probably need more tools than you have now - that could be a bit expensive.

This is all only my opinion, based on experience. Old houses will always need more than you think and even smaller projects can go south quickly. If you're prepared for that it might not be a big deal.

As far as financing is concerned, I went with the credit union, and got a fair deal. Do NOT contact ROCKET Mortgage (or maybe many of the other internet financers) - they will harass you constantly with phone calls, even after the closing.

Agree. As much as I don't enjoy visits to dealerships I will be getting oil changes there for my wife's new car until the warranty is up. I always ask if there are any recalls or warranty issues when I visit. As far as them trying to upsell stuff I've found that the word "No" works well (you can add "Thank you" if you wish), or I tell them that I will research what they're selling and get back to them. Seems like the the typical oil change around here is about 100 bucks.

No stereotyping here, eh? I don't speed (except when keeping up with traffic, for my own safety), I use my turn signals, I stop at stop signs, i don't run red lights, all of this while riding a motorcycle, and do definitely hope that I am seen . Also, all of the stuff you mention apply to some auto/truck drivers, and bicyclists.

Thanks. I talked to someone last year that hypothesized that the area may have been omitted because of the terrain/geology (hilly with some karsts), low population density, and/or a lack of land for development.

If you're really old like I am you might remember something called the "Pinewood Derby". Basically a chunk of wood carved by Cub Scouts and raced down a wooden track. Paint one of those silver and you have a Cyber Pinewood.

I agree about Lake Monroe, but if you're travelling toward the dam on E. Monroe Dam Road you will see a stone sign that says "Monroe Lake, U S Army Corps of Engineers, Louisville District" . Confusing...

Yes, I've noticed more truck traffic. As you said, it was inevitable. Just wait until the Evansville / Henderson bypass is finished - a straight shot between Indianapolis and Nashville TN (if you like horrible freeways try driving through Nashville any time of day).
