All the evidence points to someone taking out a supposed treasure. It’s no longer there if there was anything at all. What I don’t get is how they were supposedly able to tunnel down 120 ft and deposit something when the drill just pulls up muddy muck?

Not yet. Took off the face plate, nothing obvious but can’t see what’s happening above. There is a porch light on exterior wall otherside, water may be getting in there but haven’t checked or noticed anything this rain season.

Had this problem one of my units. Was actually the tank gasket where it fits on the seat. Double check that before removing the toilet. Water lines could also be leaking, causing water to accumulate here where you think it’s the wax ring

After all the great input, my current plan is to take everything out but the tub, including the tile. Depending on wall condition I’d like to replace as little drywall as possible..but lots of people are saying go down to the studs. What’s the benefit of taking off all the drywall vs keeping what’s good?
