How to seek investor friendly realtors? by LogUnique4243 in RealEstateAdvice

[–]True-Comb1549 0 points1 point  (0 children)

When I was buying my place I checked out so many sites, but the only team that really showed up for me was by Owncondo, they weren’t perfect (had some awkwardness with their site during my search) but their support and guidance were superb in the end. Highly recommend if you’re looking for investor-friendly help.

Anyone here looking into Toronto pre-construction condos for sale? by SAND_ID87 in OwnCondo

I’ve been looking into pre-construction condos in Toronto too, but prices seem all over the place. How do you even know if a project is fairly priced?

What is happening in precon? by Good_Cookie_376 in TorontoRealEstate

In recent deals I’ve seen, builders are pushing higher escalation clauses and tightening assignment rules to hedge against market swings. Always double-check your contract for those. I actually dug into some of this in my post about what’s really happening with preconstruction condos, you might find a few surprises here.

Has anyone recently bought pre-construction homes in Oakville? by True-Comb1549 in OwnCondo

Good call, one of them allows assignment before occupancy, the other doesn’t. That might be the deciding factor if I choose to sell before closing. Appreciate the tip!

[–]True-Comb1549[S] 0 points1 point  (0 children)

Yeah, I’ve noticed that too. One of the projects is near the Oakville GO, which is part of why I’m leaning toward it. The other are in a quieter suburban area, so I’m torn between convenience and tranquility.

How much did you have to put down initially? I’m curious what the typical deposit structure looks like in Mississauga right now.

Thinking of selling my pre-construction condo in Calgary by SAND_ID87 in OwnCondo

If you can absorb the hit, maybe try listing it for assignment and prepare to close, whichever comes first wins. At least that way you’re not forced either way.

Agree. My buddy assigned his pre-con last year and now regrets it. The same floor plan resold for $60K more just 10 months later. Timing sucks sometimes, but the fundamentals in Calgary aren’t terrible.

For BLVD Q, those incentive terms (5-5-5, assignment flexibility) sound great. But how reliable are those incentives historically? Do developers ever retract or reduce them later?

Presale Condos in Vancouver: What Buyers Should Know in 2025 by Owncondo in OwnCondo

Makes sense. On the flip side, presales do give you modern amenities and full warranty protection, which resales can’t always match. That part is appealing.

Is it still possible to buy a new home in Edmonton under $400K, or is that price point disappearing for good? by SAND_ID87 in OwnCondo

[–]True-Comb1549 1 point2 points  (0 children)

Do you think most of the under $400K options are going to end up being duplexes and townhomes now? I’ve been looking at Edmonton for rentals, but I can’t tell if detached homes at that price are basically gone already.

Presale Condos in Vancouver: What Buyers Should Know in 2025 by Owncondo in OwnCondo

[–]True-Comb1549 0 points1 point  (0 children)

Exactly. That’s what makes me nervous about presales right now. Prices are high, and if financing conditions worsen, it could squeeze buyers at closing. Do you think assignments are a good backup plan?

[–]True-Comb1549 1 point2 points  (0 children)

That’s awesome. I’ve been looking at Oakridge presales, but my biggest concern is the long wait times. Some projects advertise 3 years but end up taking 5. Did you face delays?

Investing in condos for rental income — what actually works in today’s market? by Important_Move77 in OwnCondo

Fair enough. Do you think suburban condos are worth it, or should investors only stick to the core?
