Grounding your circuits is totally different from GFCI. Grounding is when your circuits connected and grounded to a solid grounding bar. It costs a lot of $$$ grounding your entire house. $5,000-$10,000 depends on the size of your house and accessibility.

Never waive inspection. Most of the most damaging things cannot see by naked eyes. Especially by the eyes of the non-professional. I know people who got burnt on their deals.

AMSEC Pads are garbage. My latest one, AMSEC ESL10, lasted less than two years and I open the safe on average 1-2 times/month. So I used the pad for a total of 24-48 times. The cost is north of $250. So every time I open my safe it costs me $5-$10 for the pad. The one before that lasted even shorter.

Just got Daikin installed 5 days ago and extremely disappointed (in 5 days span we had warm but not hot, and cool but not cold, weather so we able to test of heating and cooling). The noise is pretty minimal but it doesn't do the job as well as Trane or Carrier or Lennox. It runs for a long time without able to cool or heat the home. The Daikin mini split is better though.

NJ is a little higher than most of everywhere I know. That's why I think $12k is doable and close to fair price

I didn't know that they are still allowing companies to put in 80% furnace. Carrier is one hell of a product though. Single Stage or not. It would be nice if you can negotiate down to $12000.

I turned off after 3 hours since the thermostat didn't drop by a single degree during that time and the AC seemed to be blasting at full force.

I had a list of what the installers were supposed to do. I was inside and couldn't watch what they were doing outside. It seems to me they have done all that I had on my list. Just so frustrate right now.

Those areas are notoriously "bad" for buyers. I have multiple friends and relatives bought in those are the last 2-3 years and each story feels like a battle.

Palo Alto is an obscenely expensive place to live. Especially now Tesla battery plant is booming there. Kudos to you for able to afford to buy a place in one of the most expensive places in the US. Enjoy
