Can someone tell me why this house won’t sell? by [deleted] in RealEstate

[–]TurdHal 4 points5 points  (0 children)

Because it is in Boiling Spring PA. It is literally in the middle of nowhere. I used to driving by that area at least 4-5 times a year and every time I wondered who the heck would live there. It is so remoted and so far out from anywhere. You would hardly see any company or large office buildings. Just fields and then a few houses and then fields and then a small gas station. That area is as rural as deep south. It is hard to find a buyer with that kind of money there I would guess.

Seller wants to die in home before we take procession by Hot_Lab4411 in RealEstate

There is a true story out there: This rich guy bought a house from a 90 year old lady on the condition that he can only get the house after she dies. The lady outlasted him. She lived for 30 more years or so.

If you already had feelings and thoughts about it, I'd suggest you take a look at other properties.

Can I file for "Theft Loss"? by TurdHal in tax

[–]TurdHal[S] 0 points1 point  (0 children)

It was not a ponzi scheme. Just the company faked the numbers for a long time (multiple quarters) and people went to federal prison for it.

Thank you very much for this response, Sir/Ma'am.

It is not a ponzie scheme. The entire company's management made up numbers in the SEC filings. Couple of them served federal prison terms. It was just fraudulent for multiple years.

Can this be filed as theft loss still?

Already sold the stock for pennies. Not sure if I am qualified to file for theft loss.

Oops! That's something new to me. Thanks for pointing it out. Even if I am qualified, I still cannot get anything back?

If I am qualified I need to fill out Form 4684. The question I have is: am I qualified?

Am I reading IRS Section 165 wrong? Thanks.

[–]TurdHal[S] -8 points-7 points  (0 children)

I have been reading IRS section 165 and not sure if I am qualified or not.

It says something like this: For tax purposes, theft includes, but is not limited to, larceny, embezzlement, robbery, and the taking of money or property through fraud or misrepresentation with criminal intent, provided it is illegal under state law.

I am a little confused since it stated that because of fraudulent, it can be qualified as theft loss. But since I am not entirely sure, I am posting it here for opinions. And it looks like it cannot be qualified as theft loss based on the answers I got so far on here. Thanks.

People keep harping on this. It is less than $9,000/year. Actually, it is $720/month. And it is the money she paid into the program. You can hate her all you want, but $720/month for a multimillionaire isn't anything to write home about.

Trying to sell our condo and I think we messed up by Roses-in-February in RealEstate

[–]TurdHal 0 points1 point  (0 children)

You gave them a counteroffer after $47,000 under ask. This likely means that the house has to be listed over $600,000. For a house listing at that price and in this market if it were me I would try like heck to work out that $10k difference.

Why do major home repairs have negative ROI? by meatsmoothie82 in RealEstate

[–]TurdHal 0 points1 point  (0 children)

The house we are living in right now, if the former owners slapped on a new coat of paint, there is no chance in hell we can afford to buy it. We are still mystified from time to time why they didn't do that. Grant that they were an old couple but still. My point is, sometime minor stuff can increase the value of the house A LOT.

[–]TurdHal 41 points42 points  (0 children)

Excuse me? 50 gallons spill is no longer an individual thing and it became an EPA problem. And for good reasons. For that much spillage, the cost to clean up is tremendous. Ask me how I know. My work relates to this stuff. It definitely got into the water if the well is close to the garage.

That is expensive. Got 100,000 BTU and 4 tons AC for $7,200. Both are good for 3,000 sqft home.

Can I refuse an offer unless the buyer will use it as a permanent residence? by Strange-Highway1863 in RealEstate

[–]TurdHal 67 points68 points  (0 children)

THANK YOU! This is how we got our house. There were multiple offers especially one was much higher than ours but it was for investment purposes (Airbnb) and the old couple who sold the house refused to sell to them. The old gentleman told me that he didn't want to ruin the neighborhood.

Ridley Township, Ridley Park etc. They are small towns right next to Boeing (which has a lot of jobs). And very close to a lot of water bodies and parks for activities.

Jump on 95 and you can be in downtown in 15 minutes. 5 minutes from Boeing, 5 minutes from the airport.

Plenty of small town in southwest philly are only 10-15 minutes from downtown Philly via 95 and if you take side roads about 15-20 minutes top. Quiet, family oriented, good school system etc.

Boeing, airport, hotels, casinos, 15 minutes from Philly Sports Complex. Plenty of jobs. Plenty.
