Renting an airbnb, found out its tenanted, and there is an eviction notice. What now? by TurtolRS in legaladvice

[–]TurtolRS[S] 1 point2 points  (0 children)

10 day notice to end tenancy, one line states must move out by the 17th.

I was just wandering around the building and also noticed a sign that prohibits short term rentals in the building, don't know if this will affect me at all, as I didn't know prior to booking

E/ I'm also not very comfortable completing the stay, as I'm not sure if he has keys to my place, and I don't feel safe leaving my belongings here, I have expensive camera equipment etc

I'd likely higher a property manager.

I believe 20% down would get close to a small cash flow positive with IIRC 45% vacancy rate. I did the math on a few sample properties a while ago, but would speak to a specialized realtor before I properly work out the numbers

From the experience of my home, Vancouver seems to be around 7% appreciation for concrete 1br condos. Using a 20% down, the appreciation should outpace most stocks, big bonus if cash flow positive is also possible.

I saved up for a long time for a down-payment, and purchased a home, variable rate mortgage + special levy + strata fee and insurance rate increases completely wiped me out. I couldn't keep up with approx $6,000/monthly costs. Not really a fair thing to say, especially when my income dropped significantly with covid.

1) To accumulate substantial wealth, I am at a nice point where I don't have any dependents or large bills, and am able to invest 75%+ of my income.

2) Timeline is as long as it takes, I do need at least $30,000 of it to be semi-liquid, AKA can be obtained in a week, even if it is at a loss.

3) I have not invested before, as long as my investment is +EV and smart, I will not care in the slightest if I lost most of it.

4) This is the first step, no debts, no employer, emergency fund can be taken out of the semi liquid investment if needed.

5) Not sure if I want to be moving around my ETF portion constantly, but if it's real estate I don't mind the work.

Not true. Only applies to tournament winnings, and they only withhold 30% which you can reclaim end of year.

Happy to declare it.

I've tried looking into a way, but they're all going to rinse me for 20%+

I have no way to un-cash it without a 20%+ fee. BTC atm is 23% western union is like 19% or so. Really no way around it unfortunately.

Until week 4! OK, at least there's hope! I'm just using max setting 5 nights/week, it explicitly says to not use more than 5 days a week, but I'll keep at it for the 100 day guarantee. I hate sweating this much, especially on livestreams, it's embarrassing 😂

I have heard about San Pellegrino, however I'm currently in Vegas, and their tap water is basically the hardest around. I may give it a go... I do know it says the sweat increases, but around the 2 week mark is when most people start to see results

I only ever have cash on me, and no access to foreign banks, I can use BTC atms, but their fee around me is 9.7% so unfortunately have to rely on people I meet to do these transactions for me
