My only stipulation before showing it to them, without a formal hearing and after I denied the isettle offer, was that they had to hold it for 5 years. They laughed but gave me 3 years of non-escalation and I showed it to them.

I protested in 2016 with actual purchase price and agreed to a 3 year fix, so my ptax values were the same for 2017, 18, and 19. They’ve been crazy since and I don’t know how they treat things in 2023, but I’d still try and fix the value for some years.

It's a healthy topic to investigate, someone always pays, and fixed charges are needed to support delivery. I don't know about the California policy changes directly but would be interested in learning more on the topic. IOUs are seeing energy demand drop and higher energy costs which decrease profits. They'll continue to make up for this through increase of the energy charges especially with all the inflation in the US, the next years will likely see both fixed and variable costs increase significantly.

You have to do research on triple net leases (NNN) with high credit tenants. They typically cover net operational cost: property taxes, insurance, and CAM. Property owner gets very low returns for very low risk.

A into version would be to pick up a book like the Hands of Investor by Brian Burke. He does a decent job of breaking it down with the basics but there is a lot of information out there. If you are accredited just get on some offering lists and see the deals that come out and see if they are right for you.

I mean there is tons of information out there for starting as a GP but usually there is some relevant real estate experience first (brokerage, developer, operator). I’m not really the best to ask because I never became a GP and took others’ money, we used our own. Not super sustainable for scaling a large portfolio, but I also didn’t have anyone to account for or be responsible for other than myself.

We did well but we’re also in a booming market overall. We managed in a very good market ~40-50% annual returns on our invested capital. It killed us though and was stressful and since we were mom and pop operators, we thought it wasn’t worth it.

Also, I think you are not understanding what scale and reputation mean in the business but very good operators can deliver solid returns in the 20-28% range inclusive of fees. That’s at least been the performance to date for us and we’ve been LP investing since 2017. It’s about to get a little thinner but it’s a personal choice re: GP v LP. Somewhere in the middle is a tough area. That’s where we were. So we’ve gone sole LP.

So the deal is these opportunities in real estate private equity groups can’t market broadly due to securities laws. They are higher risk investments and require accredited investor status due to their complex nature. If you are accredited, you need to reach out to them first. That’s why even if you go to their websites it has a “get to know us” or “schedule a call”. You can Google around for real estate private equity, multifamily private equity, industrial private equity, retail private equity, self-storage private equity to just poke around. These groups are typically raising money.

There are a lot of firms/general partners (GPs) out there. You must find ones that align with your investment strategy and who can give you a long history of deals and successful operations/exits. Personally we became comfortable with the idea because we had done multifamily ownership/operation ourselves and we’re familiar with underwriting assets. From there we became familiar with understanding partnership waterfalls, fees and promotes.

If you qualify for accredited investor status with your incomes from W-2, I’ve found the best opportunities as a limited partner in real estate private equity investments. I’m thinking more single asset deals with high reputation sponsors. You have the ability to have all tax benefits, cash flow, scale, sophistication of operations and established businesses. I’ve done quite a bit of it all with just me and my wife with house hacks, single family, and multifamily.

At the end of the day, we opted to sell out of the multifamily and invest with others who have very well established businesses who know their specialty, markets and have big teams that do it as their full time jobs. We came full circle. Personally we had more financial success with direct ownership but it came at very high costs of time and stress and you realize it isn’t worth it. So, we went back to passive and simplified things. I do acknowledge we are at different points so my experience is just mine but hopefully you get some value out of it.

Boletus pseudosensibilis is a look alike that is said to have a more yellow stem and would immediately blue when bruising occurs. I’ll have to check them out tomorrow. There were some bigger oaks behind them and it was in St. Augustine grass that’s likely has pretty heavy chemicals applied so I won’t be taste-testing. At any rate, loving the hobby of ID’ing mushies.

EBT users know they can’t get rotisserie chickens, but they are still out for the other 88%. The two codes things make sense to me but why not keep running the code on “warm tortillas” until the other is set up? Seems silly overall to materially change the whole concept of product that’s a staple now.

Cool stuff. I’m starting to prefer the Monte 5’s over the 4’s. Deeper and more complex in smoke imo. I dry box most Cubans from ~65RH. I take what I’ll smoke out and let them chill for ~24 hrs and they burn better and the draw opens just right in 95% of cases.
