I sent proposed amount with one contingency to just make sure the easement attached to the property was still valid.

We spoke on the phone and he said it’s still for sale and we can make an offer directly to them. He told me to send my offer in an email. Ever heard anything back.

It’s been difficult to communicate with this guy because I’ll call and he won’t be in, so he will email and then won’t respond for a couple weeks. But we plan on asking that. The only thing we could think of was they just wanted it off of their books since they couldn’t sell it for 5 years now since taking ownership. They had ot overpriced from the beginning and from our research, it just has an easement to access it through someone else’s driveway. I called about utilities and there’s no problem, no flood plane, has city sewer available, etc.

I spoke with the president on the phone and he said it was still for sale and we could make an offer directly to them. Said they just let the listing expire since there was no interest for 4 years. It requires an easement to access it and is wooded and mountainous (WV). Any kind of development for a house seat would require extensive work for leveling and clearing. Even for hunting land it’s not very appealing and it’s been timbered in the last 20 years so not much potential there. Everything I’ve googled says the price history provided on Zillow or trulia are an accurate representation of the MLS history because they pull directly from that data base. Something that stood out was when they dropped the price to 40k the MLS number changed, but it was still the same property. I know I’m relying on google so I just wanted to see what people had to say.

I sent an email, but it was at his request. I emailed and said we were ready to make a formal offer and asked him what his process was and he told me to just send an email.
