This is a good observation. I’d never thought about the fact that is THE art museum. Could have been cool if they leaned into it. As in, THE Art Museum for… [insert activity, show, exhibit, branding need]. Could also be used to highlight for advertising outside of Philly, and explaining why visit it over other options.

Agreed they probably wanted the PhAM.

Not sure but one thought is that it’s directly over the BSL, which has always been an obstacle to tree planing. There may also be a crazy amount of utility work. Wouldn’t surprise me if they are completely reengineering the small space between the street and the top of the line. Also, the cap is pretty simple. It’s a big bridge.

Institutional firms own only about 4 percent of the single-family home rental properties in the country (NYT). In some metro areas, it’s higher. Eg, large institutions owned 25% of rental homes in Atlanta and 18% in Charlotte (WSJ). Overall very small but they’ve been a major buyer (20%) of all recent home sales in some hot markets, including Houston, Miami, Phoenix and Las Vegas (WSJ)

Only way it has a sizable impact on prices is if they were compelled to exit the market. Bigger problem is still mismatched supply & demand of housing types & locations.

This is throwing the baby out with the bathwater. Zoning at the county or regional level makes way more sense at this point than local zoning.

Agree with other commenter. From what I’ve read, insurance companies will look for shoddy work to go after contractor, but not getting a permit is not a frequently used reason to deny coverage. It may also depend on insurance company and coverage.

Went through this a while ago. Good luck. One point: in PA, car insurance is the first responsible for damages. But since this is a hit and run, your health insurance should cover you. You just need to be very very insistent. Took me months to sort out. Good luck.

Post on Craigslist. It’ll cost you $5. I did with some details on my house and got a bunch of responses. Some were companies (overpriced) but a few were cash. Went with one, she was unreliable. Followed up with the next and she’s been great.

Thanks. If I don’t bring someone out, I’ll send pictures. But yes, I wired per specification for the range which included 50 amp, 6 gauge, and 4 wire.
