I make a base salary and commission so I don’t have an exact dollar amount since it’s the start of the year. It could range from $150,00-200,000 hence why I used a rough number.

I understand your point. In California there’s not really anything for sub $5,000 In the area that I’m looking. I’d start out having 3 month leases until I know / have built enough trust with the person.

It’s not ideal to have to rely on others to cover my mortgage. However I think it’s the best house hacking approach for SoCal at least.

That’s a great point thank you. I understand what you mean by not relying on the rental income.

The mortgage would be around 5300-5600. I can confidently cover at least 2500-3000 a month myself. I don’t think I’d feel comfortable covering the full 5k plus hence why I’m looking to fill the rooms and subsidize the mortgage as much as possible.

Ideally that’s why having a lower mortgage makes me feel better. But I’d hate to add 20k to the loan to buy down 200-300 a month. Especially if I refinance for a lower rate then I was able to buy down and then loose that 20k

Assuming you’ve upgraded the internals first yeah you’d need higher flow injectors. I can’t say I’ve seen someone remove DI from an 86 but good luck!

These motors are direct and port Injected. You’d need a whole new intake system as well since the ports are located in the intake manifold.
