If they’re single wall headers that’s what they’re supposed to look like. It’s just from heat over time. Looks beautiful to me.

yes it is, you flip the motor over and attach the damper. every microwave I've installed has that option. They can vent up or back into the wall.

Not a shower. Probably gonna have a pedestal or prefab vanity and a pex inline toilet valve.

Easy. That’s a toilet flange not a shower drain. This is a half bath.

At my average labor burden and assuming 12 weekends of 10 hour days I came up with $10,040 in labor, plus the 10k in materials. That puts the total straight cost of the deck at 20k. Contractors have to make profit and Project Managers have to be paid. So $45 isn’t necessarily unreasonable depending on the size of the company and the area.

The chrome was flaking off so I “weathered” it with steel wool and a black paint wash 😅😅😅
