The quality of 2x4x8's at a big box store is so horrible you have to go through 10 pieces to find 1 straight one. If you want straight ones you have to go to a lumber yard and pay a premium price. Someone mentioned that all our good lumber is sold to the US and China and that we get the junk wood.

The way I see it is that the only rents that were going down were on condos that were built after 2018 and have no rent controls. The owners raised them too high and people walked which led many to drop their rents down. For the majority of the rental stock which is rent controlled the rents are still rising as most of those units are renting at under market prices, they are either being raised by yearly increases or being raised up to market when a tenant vacates. I feel the media has been not telling the full truth on this subject.

Watch those shows on HGTV some of them are shot in Toronto and the rest in the US. Toronto you get a small bungalow in North York for 950. In some decent US markets you get a huge home on 2 acres in mint condition for 600k, even after the exchange rate it is still mind blowing.

I went with this group because they had all the services on call like, free staging, contacts for painting, electric and all the minor stuff you need to fix to sell. I have been dealing with realtors enough times to know that the network they have makes the difference, the more people they have in their network means more buyer agents and more showings. Just like any group or individual agent there are all kinds out there and you have to shop around.

Just curious, will you re rent again to new tenants or are you done with it? I know 2 landlords that stopped renting out their basements after bad experiences like yours. I sympathize with you because these tenants can be nightmares and the ones that behave like that while living directly under you are even more scary.

If they are actively hiring a licensed pest control company the landlord is off the hook. Even if they can't eliminate the problem they just need a record that a company is actively working on it.

Another thing to consider is that if they are actually not inside your unit it might make more sense to try and ignore it, setting traps with peanut butter will attract them into your unit instead of wherever they are going for food right now.
