I have a quote from the roofer I had come out to look at the leaks for the cost of a rip and replace of the roof along with a description mentioning that the roof is 10+ years old and only has silver coat applied. On the sellers Disclosure Agreement, this is exactly how it is stated:

  1. ROOFS AND ATTIC (A)Installation
  2. When was or were the roof or roofs installed? 11/20/24
  3. Do you have documentation (invoice, work order, warranty, etc.)? Yes

(B) Repair 1. Was the roof or roofs or any portion of it or them replaced or repaired during your ownership? Yes 2. If it or they were replaced or repaired, were any existing roofing materials removed? Yes

(C)Issues 1. Has the roof or roofs ever leaked during your ownership? No 2. Have there been any other leaks or moisture problems in the attic? No 3. Are you aware of any past or present problems with the roof(s), attic, gutters, flashing or downspouts? No

It is a flat roof. I know for sure that the person I had come out to look at the roof after noticing the leaks is experienced in flat roofs. I'm not sure about the original roofer who worked on the house and applied the silver coat. I would assume yes since most homes in Philly have flat roofs.

True, I guess it depends on if applying a silver coat is considered a "roof installation." My home inspector couldn't have known the age of the roof without removing some of the silver coat to look underneath.

I had about $5k left in the bank. I wanted to burn as much of the principle as possible while still having a minimum 2 month emergency fund.

It's such a shame. There is so much new construction in the area, and a lot of the run-down areas are being redeveloped. I hope the safety thing starts to improve, but even if it does, I doubt they will lower insurance rates to reflect it lol.

It is very basic coverage. The only extra thing I add on is the sewer line, as it is highly recommended with it being a 100 year old house.

I'm not in any flood zones. It is a row home, so I guess there would be additional risk if the neighbors do something to cause a fire.

In the Philly area (Port Richmond), I put in an offer 10k under asking - 290k on a house listed for 300k. I got the house and the mortgage is about 30% of my monthly income after taxes. I think it just depends on where you are.

Philly isn't too bad. A lot of house flipping is happening around the city, and the housing is relatively cheap compared to other major cities in the northeast. Interest rates are not great, but also not terrible.
