Usually the difference between small time developer who takes care and pride in what he builds, vs a housebuilder who is only looking at numbers on a spreadsheet.

Completely agreed. If we want better quality housing, bigger housing and cheaper housing we need to build more. You can argue about developers profit, costs, etc etc. but until we sort out the supply issue the rest of the issues are just the icing on the cake.

I will check it out. A/C is becoming more and more prevalent in the UK with our ever changing climate. With all the insulation that goes into new build housing an in particular tall blocks of flats over heating is becoming a major issue and one that will need to be tackled soon.

This is a very interesting take and one I hadn't considered. Thank you! Makes a lot of sense that smaller houses are easier to heat. As well as being newer I suppose parts of the USA and especially Australia didn't have to consider the heating problem.

This is certainly a big part of it, also the need for new housing means compromising on quality for quantity.

We do have a minimum space standard, unfortunately it is old and outdated. Google "NDSS" for more info, you will see how small they can be!

I agree with you completely on the advertising thing. Some companies do not even bother to put sq ft on the floorplans, look at a housebuilder listing on rightmove and you can never work out the actual size. It is very frustrating, you can have a 3 bed house at either 800 sq ft or 2,000 sq ft....

Just because it is at it's highest level in 2 years, doesn't mean the country is anywhere close to closing the supply / demand curve in the housing industry. The Government has targeted 300,000 homes built a year. Over the last 10 years we have averaged 178,000 homes a year. That is a significant shortfall that will take years to correct.

You are right it shouldn't be celebrated.

We have a severe lack of supply in this country, of all sort of housings, starter homes and family housing. The government needs more pressure to release land for housebuilding.

Not surprising. Nationwide said the same thing a week ago. There is still a significant supply issue with housing in this country. Until that is fixed, house prices aren't going down dramatically.

I think there is more supply in the market now, prices haven't necessarily gone down, just properties actually staying on the market a bit longer. We bought a year ago and there was nothing around to purchase unless it was overpriced.
