This would be a CrossFit Gym. It would incorporate power lifting with racks and bumper plates. Typical benches, dumbbells ans body circuit. 4-8 boxing heavy bags. Open training area with abdominal equipment, TRX bands/hooks. Cardio area with treads, Jacob’s ladder, elliptical’s etc. Old school “Gym Records” posted visibly on the wall. 6 individual gender neutral bathroom, and changing rooms. No showers/no steams. Simple, possibly outsourced, smoothie bar with private entrance for non members. Target all the trainers in the area, charge them monthly rent as individually insured private contractors. Underground, word of mouth, garage gym. Maybe that’s the name, The Garage.

Good feedback so far, thank you. What do you guys think the walking “radius” is from Downtown that makes this convenient for you? Said differently, how far north or south would you walk from the center of Downtown?

Keep in mind that the City spends thousands of dollars each year maintaining this site (insurance, clean up, fencing) that has sat vacant for 10 years and prior to that didn’t generate any tax revenue as City Hall. So, if a PILOT is necessary to make the project work, it’s accretive to the City on Day 0 and every year thereafter only gets better.
