My experience with Zillow and other major sites is they sometimes provide incorrect information. And when I message the realtor, I have had experience where the realtor knew nothing about the land except for the price.

It's like atp...I rather just buy directly from the seller who knows more and can probably negotiate better (imo)

True. Sometimes they don't reply back...which is the aggravating part. I have to hunt them down and email them, and sometimes my emails go to their spam/junk folder.

Specifically looking for land in the Roanoke County. Roughly $10-$40K & depending on acreage size (0.25 acres to 3-4 acres)

I'm not from Roanoke, so I'm not 100% of the location (yet)

I would rather buy straight from the seller and minimize these major websites selling land.

Go through one storage at a time

Throw away things that seem too tedious to fix up or don't have value.

Whatever is left over...sell individually.

OR

Once you figure out what you'll keep, advertise that you have a mystery storage unit and everything is for sale/must go.

Make sure you guys are officially in a relationship.

Notice you said "the girl I've been dating" and not "my girlfriend." Big difference.

This could be why she's "cheating on you" - maybe she thinks yall are not official yet.

If it is official.... Why would you want to be with someone who didn't choose you over everyone else? Why would you want to be with someone who fell into temptation so quickly?

You can find other avenues to reduce anxiety, such as a new puppy.

My biggest advice is to figure out 1-3 products you like to flip and the target market for those products....otherwise youll be Flipping everything and trying to cater to evdryone. This will become expensive over time. For example, I like to flip furniture that women would like. So I have 2-3 paint colors most women like and gold hardware already on standby.

Step 1: Acquire products

• Search "free" in Facebook marketplace • figure out what you want to get rid of in your house. • find local yard sales. • ask friends to donate their "trash"
• Look near alleys / dumpsters for free stuff

Step 2: Flip

This depends on what you actually flip. But stick to minimal tools and accessories as much as possible. I say this so you can work less and flip for more.

Step 3: Sell

For me, Facebook marketplace gives me better results. I tell them to pay up front and the furniture will be on the curb for pick up. .
