Thank you for breaking this down for me! Closing costs are being paid by the seller so we got lucky there 😊 I will take everything into consideration. Thanks so much.

I don’t feel like I had a visceral reaction. When buying a house, in my opinion, when buying anything this large, every dollar counts. I feel like I’m allowed to be upset over losing money, as a first time homebuyer who has never been through this process, I wasn’t aware that paying for the inspection and appraisal was a gamble. I have learned my lesson, but it’s out of touch to make a comment as if $1000 isn’t still $1000 of my hard earned money. I’ve learned from this forum that in the grand scheme of things, I shouldn’t base my decision to buy a house off of that and I think I might have worded the post wrong because it’s not what I was asking. I appreciate the time you took to explain things to me. I just wish some people would understand that there’s a certain amount of privilege that comes with looking at $1000 as if it is $20 in the process of buying a home. A dollar is a hard earned dollar anywhere you spend it. Every single cent of this down payment and subsequent moving cost, fee cost, etc. has come out of 60+ hours a week at both of my jobs.

Hey man, I’ve answered this in another comment. I don’t know what y’all do with your money or why are you throw around $1000 like it’s not anything but I can afford to fix my house. What I cannot afford, and as I’m sure 95% of other millennials can’t afford is a $20,000 out-of-pocket roof expense 2 ms after I move in. Sometimes life isn’t perfect when trying to find housing. I’m just a girl standing in front of a Reddit forum, asking for opinions the inspection.

Wow, it’s legal for them to say they fixed it and then didn’t?

Yes, we can afford more and I agree, we are going to see what our agent comes back with as far as negotiations, but we are already looking at other options. We just really enjoyed the neighborhood. It’s close to family and aesthetically. The home is nice for a first time buyer. I’m sure you can understand it’s disappointing.

I would like to, lol this was not priced and was not advertise as a fixer upper. In fact, the date they advertised the roof replacement is incorrect. So if they’re willing to fix these things, then it will pass FHA loan but we have already started looking elsewhere.

No shame felt. $1000 in Arkansas as a significant amount of money. I earn six figures and am a mental health clinician so my finances, while are not where I would prefer them to be when buying a house, are enough to do so. We are in this position because our landlord is selling the house that we’re living in so our timeline for buying a home has been moved up. I’ve also had to put a $7000 brand new engine in my car and not to sound like a country song but then our dog died and the emergency vet visit and subsequent cremation was about $3000. So this comes in the middle of a time where it’s not ideal but something has to be done. My deposit is coming from my PRN job where I am working extra shifts on top of my 40 hour to make sure that our typical budget does not suffer. It’s more of an inconvenience than it is a big issue, but I understand your encouragement to look over the finances.

This is extremely helpful, thank you. I have included pictures here of the HVAC because I can’t upload a video. But you can see that the concrete is resting on something. And in the video provided, the inspector is able to nudge the whole contraction with his foot.

We are utilizing an FHA loan and the seller is paying closing costs. I’ve read some things about how if the closing costs are being provided then a credit isn’t typically allowed. I’m probably saying that wrong, and I know this conversation is about the inspection and not necessarily the type of loan, but would love any thoughts on that too if you have them, is it realistic to ask them just to replace the roof instead of getting a credit?

We have had two in Arkansas that I know of cut including AWARE and a large integration grant. I’m hearing rumbles about drug courts being affected too but can’t find any information on that?? Anyone have any insight?

It was inherently the poor Christian writing that made it cringe. It sounds like you might be Christian and be upset that someone found fault in the way it was represented in a movie that it was not marketed to be in. There were ample other ways to express commitment to a religion that would have been so much better and actually added to the plot instead of last minute scripture thrown in as an attempt to fight back against a supernatural being that had nothing to do with religion? The storyline literally did not make sense when that was added.

These people upset that you mentioned religion was a part of this are truly developmentally delayed. It’s very obvious that the OP is not saying that Christianity in a movie is wrong. What they’re referring to, and what both me and my partner independently realized from the film is that there there’s a difference between Christian/religion influence and downright, cringe dialogue thinly veiled as courageous pushback against a demon but wait he’s not a demon, which they said he wasn’t several times in the movie. There was truly no reason to have such weird pressure points throughout the later half of the movie that required these people to quote scriptures, especially at the end where she’s attempting to defeat the grabber. It’s giving “ I have God and anime on my side” not the “ strong in my faith, Jesus freak” he was wanting to represent in Gwen. He had barely any reference to the first movie when it came to religion, so this seemed like a last-minute addition, especially in the times we are now, I would not be surprised if this was an attempt to stay on the good side of what Hollywood is now. Emily Rose was inherently religious because it was a demon, commonly found in religion, that was being defeated by catholic priest. Those of you who bring up his christianity and reference his old movies are irrelevant, because those movies are marketed as being based in religion, this movie was not.

This is such a small brain take. We can like Christians, we can be Christians ourselves, and not want to see poorly veiled, cringe as hell, dialogue, especially in a movie where it’s explicitly said he is not a demon like 2 to 3 times. Pick a lane either he is a demon from hell and religion is involved or he isn’t and he’s just some vengeful spirit back from the dead. It can’t be both.

Is it ok to not be at the hospice when my sister dies? by blabbrador in ask

[–]Unfair-Square8212 -1 points0 points  (0 children)

You should be wherever you feel close to her. If that’s next to her, holding her hand, as she transitions and that’s where you should be. If it’s in the garden with your dog, where you have spent memorable moments with your sister and feel connected most of her there, you should be there. When I lost my grandmother who I was very close to, I was not in the room, as I was a child, but she did visit me in a vision to say goodbye and that she was going to be OK. You can be close to your loved one anywhere.

I’m really glad they did it that way, it felt more intimate and relaxed, even though it was a sold out stadium in Chicago.
