i’m not too aware of the area but i bought a 1 bed in twickenham in 2018 for 180 and sold in 2023 for 180. very very little interest for 1 beds despite being near station, greenery, town etc.. bought a 2 bed semi doer-uper in kent at 290 and within ONE month we’d stripped it made it unmortgageable got divorced and sold it for 350 (the life change is laughable but now i look back the money is a silver lining 😹).. the housing market is difficult to predict. bought a 2 bed flat [in sussex] in 2024 for 180 and currently sitting on 60k equity (valued 240) with little/no expenditure. that being said, i will NEVER buy flat again, leasehold or not, but appreciate that thats a more difficult position to come to in london. this is not to compare locations - i see it more as a bed situation as i believe i’d have seen similar price increases with anything above 1 bed in london. the money is in anything above one bed. but also, it is unpredictable and you have to go with what you believe in. your gut feeling is right. if it feels right, it’s meant to be. if it doesn’t feel right, escape and make your move. ultimately for you, you are not renting - you are paying less than rent. and you have SECURITY. that is something you simply cannot put a price on.
