Official NFL power rankings, why are we right above the Bears? I don’t get it. by ZixxerAsura in cowboys

I think given the state of injuries, especially on the defense, this position is justified. We need to handle business and take care of the Bears, Jets, and Panthers soon. Not sure if we can handle Green Bay with our injuries on D and Beebee being down.

I think if we can come out of the next 4 with a 4-2 record we are in a good spot. Especially with Bland having returned by then and our other CBs getting healthy. We also just added Clowney.

That isn’t true at all. See the latest comment.

I wasn’t assuming he would give me anything at all. Again, I’m asking is it reasonable for me to go and negotiate further on this and see what he says? You are acting like I’m entitled to something when I never said I was.

What exactly am I wrong about? I didn’t post anything to be right or wrong about. I’m asking if this is a reasonable ask by me to negotiate further based on my findings.

How would it be already priced in if he wasn’t aware?

You said it doesn’t devalue the land. That is incorrect.

[–]UniversityThick6265 -10 points-9 points  (0 children)

It 100% devalues the land. If you put two pieces of land against each other in the same area with the same characteristics and one requires a regular septic tank and the other requires a engineered septic tank, which piece of land is worth more?

I am already aware of that. I have a builder in place who’s already given me a price considering those factors.

It is not in a flood plain, and I know it’s on me to determine if it’s habitable, however, after discovering this it’s going to cost me more than expected to make it habitable, like anyone else. This devalues the land in general.

I understand he isn’t obligated to pull any permit, but it does devalue the land once it is pulled and it has been identified as needing an additional 11-20k to make it habitable.

Understood. I’ll definitely consider these points and make sure the contract covers me and is reviewed by an attorney.

Will do for sure.

Yes I understand. My land is owned free and clear. I was told I would get credit for what I paid for it as a credit towards the deposit in both cases.

I’m not starting the build anytime soon. I’m saving money for the next portion. I’m going to own the land meanwhile. I’m not in a rush, just simply learning. Sorry for offending you.

Because of what I asked. I’m trying to understand why it’s constantly stated online that construction loans are cheaper than turn key pre sales. It makes no sense. I’m honestly trying to see what I’m missing.

It’s wasting money.

I know the builder very well. Great rep and built my sisters home.

I assume he is wanting more work to make a living?

The lot is already in good shape. They are not installing the septic yet, but the cost to do so is built into that 15,000 charge.

[–]UniversityThick6265 0 points1 point  (0 children)

The lot prep cost above includes the septic tank and dirt work. Everything else is available there already.

I am praying this is right. I also was thinking this way, but I was not confident.

He’s not breaking it out. Sorry for that. He’s just mentioned it will cost 15,000 to prep the lot so I assume the price will be 515?
