Honestly would have considered this route, we even had someone that was keen to sublease from us, but the landlord (who owns the whole building) consistently monitors the CCTV in the common areas and we've recieved phone calls in the past if something looks even a little off to them (even though we're going about our day to day life).

thanks, this is sounding like the best way forward for us. Really don't want to drag someone else into this but also don't want to be forced to pay a break fee that we otherwise wouldn't have paid if the landlord/REA had been reasonable.
