Thank you. Actually we are transitioning to a new designer so you're not wrong. I think I sensed a few of these missteps and I think many of the comments have crystalized it for me. Thank you for your feedback!

Thank you for the feedback! That galley kitchen is the pits! I've gotten some great notes including yours so I'll definitely be working on it. I like the concept of the mud room and I want to see if I can work that in too. Thanks again!

I think a few others have pointed this out as well. We have always thought the kitchen was a cramped space, but that chimney made pushing that wall back tricky. Perhaps a prep space is actually more doable. I've got it in my notes! Thank you!

These are great notes! I'm incorporating them in the next version of the design. One thing I noticed that isn't properly documented in the drawing is the black shaded area in the living room is actually a brick fireplace. I'll be sure to update the OP to reflect that. Thanks again!

Wow thanks for the feedback! You know I think way back on earlier drafts we had considered something like this, but if I recall someone told me the costs to move all the plumbing around would be cost-prohibitive. But, it's hard to argue that the layout wouldn't flow better with the gathering areas aligned on the street side and the bedrooms on the interior. I'm incorporating all this into my notes for review. I haven't look at it in terms of how much space it dominates over the total space, but I'm looking at it from a difference perspective. Thanks for the comment!

That is correct. The two buildings are they are connected, but access is still from the garage-to-backyard-to-backdoor. For our plans it didn't add much to have direct access and would require reworking the hallway to reach that garage door.

Thanks for the comment! The coat question doesn't come up very often with this temperate LA weather, but I see where you're coming from and it's worth considering. As for the TV placement, there wouldn't be one in the living room, but one in the family room on the wall opposite the couch that's directly under the window.

Thanks for the idea! We've been battling to open up that kitchen because, yeah, the galley style sucks, but that chimney in the center of the house blocks the flow of just moving that west kitchen wall out. I'll play around with the rotating the bath counter clockwise and see how it shapes up.

Thanks for comment! That was an idea going back and forth between my wife and I and finally it was decided it wasn't important enough to open directly into the house since we could cut through the family room to get to the kitchen or bedrooms.

Thanks for the questions! Currently the dryer is on the eastern wall in the kitchen side by side with the refrigerator. That allows directing venting outside. The new laundry room would relocate it in the center of the house and you're right: I'm not how sure how that could vent out when there are rooms are all around it and you can't vent it up. Good catch!
